PLANNING COMMISSION FEBRUARY 26, 1985 PAGE 2 <br />Mr. VanKuren, representing the Timber Trails Home_Owners Associ- <br />' ation, presented rendering of the non-illuminated wood signs which <br />are xa be brown and beige with routed letters (letters may be high- <br />lighted with another color). The 3' by 5' signs will be set in <br />the treelawn at an angle approximately 18" from the curb at the <br />closest point and will be set back from the intersection at Lorain <br />Road so as not to interfere with visibility and will only be 4' <br />from grade. Assistant Law Director Dubelko stated that the Law <br />Department has concerns regarding the potential liability with any <br />sign placed in the right of way and recommends location of these <br />signs be reviewed by the Police Department for any recommendation <br />pertaining to location and problems with visibility and that this <br />information should be passed on to the Council prior to final ap- <br />proval. Representatives of the adjacent Timber Trails Party Center <br />viewed the plans and.had no objection. T. Morgan moved that the <br />Planning Commission approve the proposal to install two ground <br />signs in the public right of way of Hickor.y'-Lane near Lorain Road <br />as shown this evening; and that the proposal drawing showing the <br />set backs of both signs be sent on to the Safety Department for <br />any thoughtsthat they might have; and that the proposal be forwarded <br />to Council directly with the input from the Law Department relative <br />to the placement of these signs in the public right of way, seconded <br />by J. Brown, and unanimously approved. <br />1) Ear1 Scheib, 27105 Lorain Rd. (Heard at this point). <br />Proposal for exterior alteration to existing building. <br />(Heard by the Architectural Board of Review February 20, 1985.) <br />Mr. Liwosz explained plans; work will be done in three phases. Some <br />landscaping may be introduced.during phase 2 when parking area is re- <br />paved (landscaping was suggested by the Architectural Board of Review). <br />The Commission would like curbs installed adjacent to Lorain Road to <br />restrict cars from crossing the Lorain Road sidewalk. Since property <br />is in poor condition, the Commission would like to insure that all <br />work will be done as planned within a reasonable length of time and <br />decided to approve all three phases at this time. Mr. Liwosz is <br />concerned that if building permit for phase 1 is issued on the basis <br />that all three phases are completed by a certain date that he will be <br />held responsible for entire job and he pointed out that he only had a <br />contract for the first phase. Assistant Law Director Dubelko advised <br />that building permit can be issued with.that stipulation and that the <br />owner can be forced to complete the project. It was decided that <br />October 30, 1985 should be the deadline. Mr. Gundy stated that he <br />will prepare a letter to be signed by the owner stating that he ac- <br />lmowledgesthat he is responsible for completing all three phases by <br />October 30, 1985. T. Morgan moved that Planning Commission approve <br />the proposal for exterior alteration to the Earl Scheib building at <br />27105 Lorain Road along with the recommendations of the Architectural <br />Board of Review and that the Building Department will issue one permit <br />for the entire project which is in three phases, all of which must be <br />completed by October 30th of this year; and also that curbing be in- <br />stalled adjacent to Lorain Road sidewalk, seconded by J. Wixted, and <br />unanimously approved.
