It was noted that an exten- <br />sion to their special permit was granted by the Board of Zoning Appeals <br />on March fi, 1985 (this is required when a church is in a residential <br />neighborhood). Adjacent neighbors were not notified for this meeting <br />but will be notified when proposal returns to Planning Commission. <br />Addition will include class rooms, library, offices, and lavatories. <br />No mechanical equipment will be on the roof. J. Brown moved to refer <br />the United Methodist Church proposal, for which they recived a special <br />permit from the Board of Zoning Appeals to construct a 2,700 square <br />foot addition to their existing church, to the Architectural Board of <br />Review; and to the Safety Department for their input; and with the un- <br />derstanding that the neighbors will be notified of the next meeting, <br />seconded by T. Morgan, and unanimously approved. <br />5) Mr. Carburetor, 24002 Lorain Road <br />Proposal to construct an addition (added to agenda). <br />(Notification to neighbors will be sent for March 26, 1985 meeting). <br />Building is located behind the Kadar Reality Building. Three bays are <br />planned for the 1,200 square foot addition. Building Commissioner <br />Gundy advised Mr. Cushenan, the owner, that portion of drive and park- <br />ing area that is now gravel must be paved and that parking specifications <br />are not defined on plans (23 spaces are required and there is ample <br />room to conform). Mr. Cushenan agreed to pave gravel area and will sub- <br />mit parking plan. Only new signage planned is directional sign. Mr. <br />Gorris would like some improvement on the existing ground sign. Chair- <br />man Burns advised that no notification is adjacent property owners had <br />been made for this meeting but would be made when proposal returns to <br />Planning Commission. B. Gorris moved to forward the Mr. Carburetor <br />proposal to the Architectural Board of Review for their input, and also <br />any input on signage; and to forward to the Engineering Department <br />for study of topography, especially as it relates to paving; and <br />that the parking layout be submitted to the Architectural Board of <br />Review, seconded by E. Traczyk, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) North Olmsted Industrial Park - Preliminary Plan. Location is south <br />off Lorain Road between the C.E.I. easement and I-480. <br />Plan is to establish location of the proposed roadway within the In- <br />dustrial Park. (Continued from meeting of February 26, 1985). <br />City Engineer Schaller presented plan. Al1 adjacent neighbors have <br />been notified. A. Kanareff, Engineer, advised that negotiations have <br />been concluded with Nutron Nameplate Company and they have agreed to <br />donate the necessary right of way for the parkway. Mr. Butchki, presi- <br />dent of Nutron Nameplate, was present and verified this. Mr. Kanareff <br />corrected statement that he made at last meeting: watermains will not <br />be cleaned to the west city limits; they will be cleaned from Rocky <br />river to Clague.
