<br />PLANNING COMMISSION MAY 28, 1985 PAGE 3 <br />non-profit organization and that Council address the question of when <br />they want country clubs to operate (hours of operation) because of the <br />possible adverse effects on the surrounding residential area. Safety <br />Department report (which was requested previously) should be sent to <br />the B.Z.D. Committee or Council for their input as to the increased <br />traff ic flow on Canterbury Road. <br />3) Ernest Nemeth,-approximately 29328 Lorain Rd. <br />Proposal to construct strip shopping center. <br />Withdrawn from Planning Commission May 14, 1985. <br />Building Commissioner Gundy advised that the 6,900 square foot shopping <br />center would have from 3 to 6 units; parking is adequate, no handicapped <br />spaces are shown but will be required. Two driveways are planned: east <br />is entrance only; west- is exit_only...- Mrs. Traczyk-is concerned_that <br />westernmost driveway might interfere with.Fire Station drive which is <br />west of the proposed -building.- -She is -also_concerned_ about-screening • <br />to the rear. _ It was_pointed_out that_property to_the_ rear is vacant <br />and also-has frontage on Lorain Rd. Mechanical-units-are-located--at <br />the back of the roof, and since-rear--of_roof is 3' lower than the front <br />no screening is planned:-- J. Brown moved to forward the Ernest Nemeth <br />proposal to construct a strip shopping center at 29328 Lorain Road to <br />the Architectural Board of Review and to the Safety Department and the <br />Engineering Department for their_ input, seconded by B. Gorris, and <br />unanimously approved. <br />IV.: NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) .C.- &-C. _ Realty=Co: Subdivision; located on-the_ east_ side -of Porter <br />Road, north of vacated Northern Avenue. <br />The proposal is to combine existing parcels 235-12-49, 235-12-50, <br />235-12-51, 235-12-52 into two (2) parcels, each having eighty (80) <br />feet frontage. <br />City Engineer Schaller explained proposal to assemble four 40' wide <br />lots into two 80` lots in'a "B" residential area (70' frontage required). <br />Lots will meet-all code requirements. E. Traczyk moved to approve the <br />C. & C. Real-ty Company subdivision located on_the east side of Porter <br />Road, to combine existing parcels 235-12-49, 235-12-50, 235-12-51, <br />and 235-12-52 into two parcels, each having eighty foot frontage, sec- <br />onded by B. Gorris, and unanimously approved. <br />V. COMMUNICATIONS: <br />Copy of letter regarding Mrs. Al1en's request for a fence to separate her <br />property from the McDonald's office building parking lot. <br />Copy of letter from Chairman Burns regarding Hoty Strip Shopping Center <br />which was approved by Council prior to final approval by Planning Commission. <br />VI. NEW BUSINESS: <br />Mr. Gorris would like the Commission to research other cities' ordinances <br />
