°?',PLANNING COMMISSION JANUARY 24, 1984 PAGE 3
would generate even more traffic. Commission is concerned regarding
possible use of the back half of the property; access could be granted
by Bob Evans for another commercial building. Mr. Vollman stated that
they would be very conderned as to what they would allow there and they
also would be interested in maintaining their visability from Brookpark
Road. Mr. Roberts stated that since surrounding property is mostly
general retail this is a reasonable request and would like an opinion
from Regional Planning Commission. Mr. Gorris questioned if zoning
could be split (front half general retail, rear portion something else).
The Law Department will research this. He also explored the idea that
perhaps there could be some way that this property could be used by the
adjacent Rini's store, whose request for an addition had been rejected.
Mr. Richland stated that there were some restrictions for the use of
the back property which are to`be included in the purchase agreement.
Law Department would like a copy of this. Mr. Richland will see if
he can make this available to Mr. Dubelko. Mr. Burns would like infor-
mation as to what type of high rise building could be built on this
property and what resulting traffic pattern would be. T. Morgan moved
to continue the rezoning request for parcel #236-2-2, for input from
the Law Department as to what restrictions could be placed on the rear
of the property and also that a letter of the proposed rezoning be sent
to the Regional Planning Commission requesting any comment and recom-
tnendations that they might have, seconded by J. Roberts, and unanimously
approved.
2) Great Northern Corporate Center Water Main Easements
Proposal is for the re-establishment and acceptance of a previous
watermain easement located on parcel.236-14-3 (northeast corner of the
intersection of. Country Club Blvd. with Great Northern Blvd), which
was vacated in 1982 by Ordinance No. 82-17.
Assistant City Engineer D. McDermot explained that easement had been
vacated and now Great Northern wants to reinstitute part of the previous
easement. J. Wixted moved to approve the p:roposal for the re-establish-
ment and acceptance of the watermain easement located on parcel 236-14-3
which was vacated in 1982 by Ordinance No. 82-17, seconded by J. Burns,
and unanimously approved.
V. COMMUNICATTONS:
Ordinance 84-2: This is to vacate North Olmsted Court which runs through
City property and is now used as an internal drive within the City Com-
plex. Mr. Morgan would like to see a plan for landscaping and lighting
the parking lot and drive. T. Morgan moved to approve Ord. 84-2, vaca-
ting North Olmsted Court as a dedicated street, and would like to request
that landscaping plans for parking lot and lighting be provided to Plan-
ning Commission for review, seconded by J. Brown. Roll call on Motion:
Moxgan, Brown,v Gorris, Traczyk, Wixted, Aye. Roberts, Nay. Motion passed.
pyms
Commission discussed summons from Romp Brothers suit regarding the re-
jection of rezoning request. A letter was also received from the Attorney
? General of the State of Ohio advising that he would not be participating
in the action at this time, but is reserving the right to be heard at '
a later date. Mr. Dubelko will keep the Commission advised on progress
of case.
