Parking requirements for a'high rise office building <br />would be higher than those of a restaurant, however with a restaurant <br />there would be more short term parking.. Mr. Vollman of Bob Evans stated <br />that because of this "bowling alley" lot, they would have to utilize <br />more land ( about one and a half acres) for the restaurant and there <br />would only be about an acre left for another business. The Commission <br />would like guidance from a professi.onal planner and would like NOAEA to re- <br />spond before the next meeting. They would like the traffic study which <br />was submitted for a previous Bob Evans proposal forwarded to the Safety <br />Director. T. Morgan moved to continue the rezoning request for parcel <br />236-2-2 until tlie next meeting when there should be input from NOACA, <br />seconded by J. Roberts, and unanimously approved. Mr. Burns requested <br />that Mr. Gundy inform them as to the number of stories that could be <br />built in an office building on this lot, considering that the side yard <br />restrictions increase with the number of stories over five stories. <br />V. COMMUNICATIONS: <br />Tao letters were received regarding 8" storm sewer connections in Pheasants <br />Walk Subdivision, one from engineer C. Andreano and one from Interim City <br />Engineer R. Falardeau. This is not a.problem for Planning Commission. Mr. <br />McDermott believes that there may be a descrepency in the'new Ord. 79-139 <br />since the previous ordinance states a 6" connection and this is a standard <br />connection. Letters were turned over to the Law Department for research. <br />Ord. 83-124: Councilman Bierman explained this amended Ordinance incorpor- <br />ates the recommendations of Planning Commission when the original ordinance <br />was revio-wed. Section number was changed and is now 1173.02 H2. Mr. Roberts <br />brought up the problem of gas stations selling beer with gas; several com- <br />munities are stopping this and he would like to know if the City could curb <br />this. Law Department will investigate this. J. Brown moved to approve <br />Ord. 83-124 as amended, seconded by J. Burns, and unanimously approved. <br />Regarding the ordinance vacating <br />presented the plat of the area, <br />scape plans for the area. <br />VI. NEW BUSINESS: <br />No items <br />VII.
