. f <br />BOARD OF ZONING APPEALS JANUARY 5, 1983 PAGE 2 <br />? <br />2. Leisure Ski (Simon Signs), 4720 Great Northern $lvd. <br />Request for variance (1133.13). Request Special Permit to use <br />non-conforming pole sign (more than one pole sign per lot). <br />Special permission required Ord. 62-33, Section 1231.02. <br />/ Chairman Remmel called all interested parties before the Board. . <br />? The oath was administered to Mr. Hollenbeck of Buddy Simon Sign Co. <br />who explained that the existing sign cabinet was vacant and was <br />the only vacant non-conforming pole sign in the shopping center. <br />He pointed out that a variance had been granted to use the adjacent <br />non-conforming pole sign. The Board felt this sign would block the <br />existing sign and that it would be better to have a combined pole <br />sign. The purpose of the present ordinance is to eliminate the <br />over abundance of pole signs. C. Remmel moved to grant the vari- <br />ance, seconded by T. Restifo. Roll call on motion: Remmel, Graves, <br />Horvath, and Restifo, Nay• Motion failed to pass. Variance denied. <br />3. Bauer Development Co., Permanent Parcel 235-18-14, located on the <br />south side of Bellevue Dr., east of 27-137. <br />Request for variance (1133.13). Request 28' front set back vari- <br />ance. Violation of Ord. 62-33, Section 1159.01e Also request 28' <br />rear yard variance. Violation of Ord. 62-33, Section 1163.01. <br />(Variance granted November 12, 1980 - has expired). <br />Chairman Remmel called all interested parties before the Board. <br />The oath was administered to Mr. Bauer and the adjacent neighbors. <br />Mr. Bauer had presented a revised site plan which was only sup- <br />posed to change the side lines and would not effect the variances, <br />however that plan was incorrect. He is still requesting the same <br />variances, however, the house will have an eighty five foot side <br />yard on the west. After further examination of 'the site plan it <br />was determined that he would need a 30' front set back variance. <br />The.-request was amended to read "request a 30' front set back <br />variance". The neighbors were polled and.all but one were in <br />favor of a house on the empty lot but there was concern that with <br />an 85' side yard, that the rear property might be obtained later <br />and then the lot could be subdivided into two lots and the front <br />building line of this house would not be in line with a?new dwel- <br />ling on the subdivided property. G. Remmel moved to grant the 30' <br />front set back conditioned upon a house being constructed no further <br />away than 50' from the west side of the lot and the rear yard var- <br />iance of 28' shall be included, seconded by L. Horvath, and unani- <br />mously approved. Variance granted. <br />4. Thomas Drickhamer, 6479 McKenzie Rd. <br />? Request for variance (1133.13). Request variance to park trailer <br />in side street front set back (corner lot). Violation of Ord. <br />62-33, Section 1151.04 (k). <br />Chairman Remmel called all interested parties before the Board.
