Larsen explained that the only <br />outside alteration would be enclosing an existing pozch for a <br />vestibule. Mr. Gundy advised that the 5 parking spaces con- <br />form to code. Planning Commission was concerned that the <br />parking in exi.sting drive would be unsatisfactory. Employees <br />can park in oversized garage. Neighbors viewed plans. Mrs. <br />Schwab was concerned because she believes the apron of the <br />drive encroaches on her property and the front portion of <br />the drive is right on her property line. The driveway next <br />to her property line is not a violation. Neither Mrs. Schwab <br />or Mrs. Krajcik, another neighbor, objected to the proposal. <br />J. Wixted moved that the proposal to alter the existing dwel- <br />ling for a dentist office at 29473 Lorain Rd. be referred to <br />the Architectural Review Board with the note that a type of <br />plan be arranged for the parking area to make easier exit <br />and entrance from the parking area, Seconded by B. Gorris, <br />and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />(1) 7515 Company's Subdivision No. 1 Final Plat to subdivide ex- <br />isting parcel 231-19-5 into four (4) sublots: three (3) sub- <br />lots front on Columbia Road and one (1) fronts on Walter Rd., <br />with a large remnant "Block A" between the proposed sublots. <br />The existing parcel has frontage on both Columbia and Walter <br />Roads and is located north of Guessner Road and south of Antler <br />Drive. Preliminary plan of subdivision was approved by Plan- <br />ning Commission on January 8, 1980. <br />(2) 7515 Company's Subdivision No. 2. Final Plat to subdivide <br />"Block A" of 7515 Company's Subdivision No. 1, listed above, <br />into fifty (50) sublots, and includes extension and connec- <br />tion of Dawn Drive and Hunter Drive. Preliminary plan of <br />subdivision was approved by Planning Commission on January <br />8, 1980. <br />Both subdivisons were heard together. In Subdivision 1 the <br />3 sublots on Columbia are "B" Residential and 1 on Walter is <br />"C" Residential. Subdivision 2 is "C" residential with Tara <br />Lynn drive connecting to•the exiszing Hunter and Dawn Drives. <br />Assistant City Engineer D. McDermott explained that all lots <br />conform except sublot 23 in Subdivision #2 which has one pro- <br />perty line less than 135' deep. This was platted that way at <br />the request of the City rather than leave an unbuildable lot. <br />Access to the construction site is planned through sublot 4 <br />on Walter Rd. Mr. S. Block, one of the owners, explained <br />that the houses would be in the $70,000 to 80,000 price range, <br />split level, some with basements. A retention system is plan- <br />ned. Many neighbors viewed the plans.and had many concerns. <br />Questioned why using sublot 4 on Walter Rd. for access of <br />construction equipment to 9ubdivision 2 since access off <br />Columbia is available and is a state routee The developer <br />agreed; stated that this was the city's suggestion.
