Quinn of Telt Construction explained the plans and
displayed a color rendering. The Minutes of the Architec-
tural Board of Review and a memo from Mr. Parry, questioning
the number of parking spaces and recommending disapproval of
the fence on the western most property line, was discussed.
Building Commissioner Gundy stated that he had checked out
the parking and believed that.the building could not accomo-
date 80 people, neither did he believe that any parking had
been lost due to the addition of the drive thru window as
stated by Mr. Parry. Since the use of this property has not
changed since the construction of the restaurant, the Com-
mission cannot address the parking at this time. The Com-
mission was in agreement with the Architectural Board that
a fence along the side property line was not a desirable
situation. However Building Commissioner Gundy stated
that such a fence was permitted by the Ordinance. Alterna-
tives were then discussed. Mr. Quinn stated that the owner
would probably be willing to comply with any reasonable
solution to the problem. T. Morgan moved that the Burger
King Restaurant proposal be approved as recommended in the
Architectural Board of Review Minutes of February 15, 1982,
with the following comments: 1) that the Commission is
aware that the proposed 30 parking spaces does not conform
to the Ordinance, however the use of the building has not
changed for a number of years and 2) the Commission is op-
posed to a continuous chain link fence from the northwest
corner of the property to Lorain Ro.ad as proposed and as an
alternative suggest that a conti, nuous chain link fence be
installed from the northwest corner of the property to the
front of Milton's Restaurant (approximately 140') and then
from that point to the planter on Lorain Rd. we recommend
that: 1) a planter be used as a barricade between the two
properties, or 2) brick posts be installed at a minimum of
10 foot centers with a 4' high chain link fence between,
and that the contractor make this presentation to the Build-
ing, Zoning, and Development Committee on the suggested al-
ternatives, seconded by J. Burns, and unanimously approved.
(3) Spudnuts, Inc. 26963 Lorain Rd. (formerly M& K Bakery)
Addition and renovation of existing building for doughnut shop.
Mr. Gundy advised that after the
he determined that the proposal
to the Board of Zoning Appeals f
to a non-conforming building.
IV.
