NEW BUSINESS: <br />(1) Burger King Restaurant, 26270 Lorain Rd. <br />Renovation to existing restaurant <br />Mr. T. Quinn of Telt Construction explained the plans for <br />the renovation and two small additions: 7' on the rear to <br />increase storage space (3' from existing roof line), and <br />a vestibule to be added in the front. A new menu board will <br />be installed. The entire building will be re-roofed with <br />flame retardant shake shingles and the existing drive-thru <br />window will be bricked to match the building. Tao parking <br />spaces will be removed, however one had formerly been used <br />for a bike rack. Three parallel parking spaces will be <br />added. A 4 foot chain link fence will be installed along <br />the western most boundry line to discourage the customers <br />from the adjacent restaurant from parking in the Burger <br />King lot. Mr. Parry, who was absent from the meeting, sent <br />a memorandum stating that he had no opposition to the ren- <br />ovations, however, he did not think that there was suffi- <br />cient parking under the present codes. He figured that <br />41 spaces should be required and 30 are planned. He <br />stated that when the drive-thru window was added many <br />parking'spaces were eliminated. He also believes that the <br />fence would not eliminate the parking problem and would <br />create more problems since the fence would frequently be <br />damaged by cars, trucks, and snow removal equipment. He <br />suggested that an unmountable curb at least 2 feet from <br />both sides of the entire length of the fence be installed. <br />He also stated that if all businesses put up fences along <br />Lorain Road it whould add to the clutter and ugliness of Lorain Road. He recommended that the Architectural Board <br />recommend disapproval of the proposed fencing. Mr. Quinn <br />stated that 40% of Burger Kings business was through the <br />drive in window, and that rarely was the parking lot filled <br />to capacity. Mrs. Petrigac, Councilwoman and member of the <br />BZD Committee of Council, stated that she was opposed to <br />the fence also. It was suggested that it would be a little <br />better if the fence were only brought down to the planting <br />bed which is about 15' from the sidewalk. Mr. Quinn believed <br />that the owner would be agreeable to that. Mr. Eben stated <br />that_he•:reluctantly moved to accept the proposed Burger King <br />plans as submitted with the recommendation that the fence be <br />properly maintained and with the hope that this doesn't set. <br />a precedent, seconded by M.
