ARCHITECTURAL BOARD OF REVIEW . JUNE 16, 1982 PAGE 3
IV. OLD BUSINESS:
No Items
V. NEW BUSINESS:
(b) Clark Oil Co. (C. Fix), 28925 Lorain Rd. (taken out of order)
proposal to construct canopy over existing gas pumps
Mr. Fix presented the plans which have many different options
and, are coded to show which option is applicable to this
° alteration. The Board found these plans extremely difficult
to examine and requested that Mr. Fix cross out those sec-
tions which did not pertain to this alteration. This pro-
posal will be heard later in the meeting.
(a) Grandma's Rolling Pin (B. S. Shosenburg), 25559 Lorain Rd.
Proposal to convert existing abandoned gas station (Hudson)
to doughnut shop
Mr. D. Kreis presented revised plans. No exterior alter-
ations to the glazed brick building are planned; trim will
be painted where necessary. One doorway will be cut through
a block wall. The restrooms will remain as they are now (o-
riginally were to be changed so that there could be access
from the inside). A4r. Parry observed that the plans were
not stamped by an Architect, and he has concerns that there
could be difficulty when the doorway is cut through the
bearing wall. He wanted it noted that the Board is only
looking at the aesthetics and is: not approving the Archi-
tectural detail in section,AA of how the joists are going
to be held up. The concrete pavement will be blacktopped
and the parking area will be fenced off with posts and a
chain. The landscaping will consist of grass (in the rear
of the parking area), trees, and low shrubs in triangular
areas in the parking lot (trash receptacles will be located
in these areas also). Mr: Parry suggested that planter
boxes would be better than cutting the concrete for planting
bed; that a curb or railroad ties be installed so that the
landscaping will be protected; and that a plastic_mulch '
with pine bark should be used. Mr. Parry would like some
more detailed plans on what is going into the landscape
areas.- Mr. Mongello stated that even though the plans
were not too detailed, this proposal would be a definite
improvement over what is existing. The pole sign applica-
tion was submitted at the meeting and has not been reviewed
by the Building Department. S. Ebin moved to accept the
plans as presented and further moved to accept the sign as
presented providing that it conforms to the building codes
and square footage ordinances with the understanding that
sign electricity comes from underground, seconded by M. Case,
Roll call on motion: Ebin, Case, Mongello, Aye.. Parry, Nay.
