They
are consulting with a landscaper to save a large tree in the
parking area and as many as possible of the existing'trees
ancl shrubs will be saved. Exterior ground lights will il-
luminate the sign and 2 lights will be on the building;
a spot light may be installed to light the rear employees
parking area. S. Ebin moved to approve the Roppo's Hair
Salon plans as submitted with the condition that the vents
and gutters be painted to match the background of the building,
and approve the signs as submitted with the provision that
the ground sign be set back 7' to conform to the ordinances,
seconded by R. Parry, and unanimously approved.
(b) Lorain American Gas Station (A. Cook), 27830 Lorain Rd.
Proposal to construct an addition to existing gas station
Mr. Cook explained the plans for the brick addition to the
rear of the existing station. It was clarified that one
of the existing bay doors will be bricked out and the
brick will be extended on the north eastern portion of the
existing wall for a distance of about 24' and then easterly
on the southern wall for a distance of about 5'. An alu-
minium door will replace one of the existing bay doors.
Mrs. Jordan, an adjacent property owner, complained about
the condition of the lot, and requested that Mr. Cook be
asked to install a fence. Mr. Parry was concerned that a
fence at that location would be easily damaged and suggested
that some of the outdoor storage (old tires, car parts etc.)
could be put in the triangular area on the northwest portion
of the lot. The Board questioned if it wer.e.their responsi-
bility to recommend a fence for an existing building. It
was pointed out that there is a 3' drop in the elevation be-
tween the properties and the effective height of a 6' fence
would only be about 3'. Mrs. Jordan was advised to contact
the Council regarding the problems of junk cars. S. Ebin
moved to accept the plans as submitted with the recommen-
dations that the dwner Provide a space on the north west cor-
ner of the building (west of existing_lift bay) for storage
of miscellaneous materials such as tires, and loose metal
parts so that they are hidden from Lorain and Dewey Roads,
seconded by R. Parry, and unanimously approved.
(c) William Given Warehouse, 30948 Bradley Rd.
Proposal to construct Warehouse in Limited Industry Area.
