' <br />Chairman Remmel called all interested parties before the Board. <br />The oath was administered. It was exp.lained that tlie lot is in <br />an "A" area but it abutts ari "A" cluster development_ which requires <br />only 10,850 sq. ft. lot area. The request was explained to'a neigh- <br />bor.and he was advised that a larger home would have to be built <br />to conform to the "A". requirements. Mr. and Mrs. Voik plan to <br />build a home for themselves on the property. R. Bugala moved to <br />grant the depth and lot area variance for the James and Rosella <br />Voik subdivision, seconded by L. Horvath, and unanimously approved. <br />Variance granted. <br />14. Heard out of order: Kennedy Acres Subdivision, located south of <br />the intersection of Whitethorn Ave..and Kennedy Ridge Rd. <br />Request for variance (1133.13). Request for variances for depth of <br />lot (less than 135' ) on sublots 4., 5, 12,1_13, 18,, 19, 21',- &'22-:Viola- <br />tion of Ord. 62-33, Section 1157.01 C. Heard- by Planning Commission <br />October 24,1981 - Variances for set backs granted by the Board of <br />Zoning Appeals on November 12, 1980. <br />Mr. Kolick, attorney for the Bauer Development Co., explained that <br />this was a difficult piece of land to develop and that Mr. Bauer <br />had been working with the North Olmsted Engineering Dept. to solve - <br />drainage problems. It was also explained that the original plans <br />had lieen submitted prior to the passage of the ordinance restricting <br />the minimum depth of a lot to 135'. Mr. Bauer advised Mr. Weaver a <br />property owner, that the houses will be in the $80,000. to $110,000. <br />range. Mr. Saylor, the, engineer, and Mr. Bauex stated that they <br />would be able to build houses on these lots which would comply with <br />the zoning codes and will not require additional variances. The <br />smallest lots will.accomodate the bi-level home.that the Bauer De- <br />velopment Co. has built previously. Mr. Bauer stated that since he <br />sells his homes himseZf, the buyers will be made aware of the fact <br />that variances had been granted and that additions, patio covers, <br />etc. could not be built without variances. R. Bugala moved,.to <br />approve the Kennedy Acres Subdivision depth variances for s/1 4, <br />5; 12, 13, 18, 19, 21, & 22, with the stipulations that the bi- <br />level modes be built on sublots 18 & 19, and that all other houses <br />must conform to the Zoning codes of the City of North Olmsted, and <br />also re-approve the 10' variances on the front set backs on sublot-s <br />18 & 19, which were originally granted on November 12, 1980, <br />seconded by L. Horvath, and unanimously approved. Variances granted.
