, <br />ARCHITECTURAL BOARD OF REVIEW APRIL 20, 1981 PAGE 2 <br />IV. OLD BUSINESS: <br />(a) Great Northern Shopping Center Landscape plans for traffic <br />island at T;orain Rd. entrance. <br />R. Parry moved to approve with the condition that there be <br />a mulch bed around the base of the trees and also that the <br />mulch bed be at the edge of the wall where the sod meets <br />the wall (mulch can be pine bark, etc.), seconded by R. <br />Mongello, and unanimously approved. <br />V. NEW BUSINESS: <br />(a) The Party Shop (J. Blough), 27600 Lorain Rd. <br />Addition to existing store <br />Plans for the addition were explained by J. Blough, Archi- <br />tect. The existing building and addition will be beige and <br />mahogany trim. The Board was concerned about the flat <br />portion of the roof addition being shingled because of the <br />possibility of it leaking. Since the metal shingles on the <br />presenfi building are no longer being rnanufactured,-- the <br />shingles on the addition will be asphalt. R. Parry moved <br />to approve the plans for the Party Shoppe addition with the <br />condition that the flat portion of the roof not be in <br />shingles but that a built up roof line or a single ply <br />sheet be used, secondly, that the existing metal roof be <br />painted to match as closely as possible the neia shingled <br />roofing and that all trim boards be painted a unified brown <br />color, seconded by R. Mongello, and unanimously approved. <br />(b) The Store Building Co. (E1i Mahler), Northwest corner of <br />Lorain and West 231 St. <br />The plans were studied and discussed in conjunction with <br />the Planning Comr.iission Minutes of April 14, 1981. The <br />Board felt that a landscape buffer area along the north- <br />east property line would be better than a fence. It was <br />also decided that these plans were not complete enough for <br />any type approval except concept approval. R. Parry moved <br />to table the Store Building Co. proposal and request that <br />the developer resubmit plans to include the following: <br />1) Either move Building "B" or move the entire complex <br />approximately 5' to the south so as to provide an <br />:additional 5' buffer along the north property line <br />north of the 13 parking spaces. <br />2) locate the trash receptacle?area adjacent to Bldg. "B" <br />and Bldgo "A" and provide wing wall screens. <br />3) Locate a landscape island at the south of Bldg. "A" <br />with curbing around the landscape area. <br />4) Revise the landscape plan to indicate the landscape <br />buffer on the northeast property line.
