-?? <br />r <br />BOARD OF ZONING APPEALS APRIL 2, 1980 PAGE 2 <br />Request for variance (1133.13)e Request Special Permit to add to non- <br />conforming dwelling. Special permission required by Ord, 62-33, Section <br />1231,02. <br />Chairman Ledvina called all interested parties before the Bo.ard. The <br />oath was administered. The Board was in agreement that this would be <br />a good improvement. E. DeVoto moved to grant the special permit, <br />seconded by W. Wasniak, and unanimously approved. <br />Rayco Car Service Center, 28111 Lorain Rd. (R,ear) <br />Request for variance (1133.13). Request variance to use two portable, <br />temporary signs.. 9iolation of Ord. 62-33, Section 1225°02. <br />Chairman Ledvina called all interested parties before the Board. The <br />oath was administered. Mr. Bennett explained his request for 2 portable <br />signs for a new business which will be located on the corner of Lorain <br />and MacRenzie.Roads, both signs, which he owns, are 6 x 10'. One sign <br />is to be placed on Mackenzie Rde and will be next door to a residence. <br />The Board felt that the 6 x 10 sign is too large and the location on <br />MacKenzie was not appropriate for a commercial sign. Chairman Ledvina <br />suggested that this case be continued until the end of the meeting so <br />that Mr. Bennett could determine if he could modify his sign to a.mi.nimum of <br />40 sq. ft. and amend his request for 2 signs. <br />5. North Olmsted Friends Church, 25376 Butternut Ridge. <br />Request for variance (1133.13). Request special permission to construct <br />storage garage. Special permission required by Ord. 62-33, section 1151.01. <br />(Previous request denied Oct. 10, 1979 - this request is for a different <br />location.) - <br />c . <br />Chairman Ledvina called all interested parties before the Board. The <br />oath was adminis tere d. Chai rman Ledvina explained that this is the <br />second request for a 20 x 16 storage garage and this is not in the 50' <br />set back area. The Board had previously suggested that the storage . <br />area be incorporated in their expansion plans. This request is for a <br />free standing structure. The neighbors viewed the plans. It was ex- <br />plained by the Church representatives that this is not actually a shed <br />but a storage garage designed to match the church architecture, and <br />that they now have to store their lawn equipment and tools inside the <br />church. Chairman Ledvina observed that this location seemed to be far <br />enough away from the residential properties so that it would not be of- <br />fensive. Mr. Sommer, 25222 Carey Lane, was in favor of the garage. <br />Several neighbors still felt that the storage area should have been <br />included in the original building plans and attached to the building. <br />Miss Knight9 executor of an estate ad3oining the property and spokes- <br />woman for the ob jecting neighbors, suggested placing the garage behind <br />the properties on Cary La. This area is not paved nor lighted. • <br />In response to questians from the Board, Mr. Gtmdy stated that the <br />parking lot should be paved by the Church this year, or else they mus t <br />request a variance.
