Chairman Ledvina explained that the minimum sq. footage for a commercial lot-should be 25;000 not 2,500 as stated on the application and on the agenda. R. Mongello, Architect, explained the request. A portion of this lot is being leased for a gas station and the appelant wants to subdivide the'lot in order to construct an office building on the rear portion with a driveway entering on to Clague. It was observed that there was a lot of traffic congestion at this intersection, and that when the front portion of the lot was leased the owner was aware that . the remaining segment would be non-conforming. The present lease for the gas station should expire in'approximately 5 years. If the lease is not renewed this lot would be a legal conforming lot, if it is subdivided then neither parcelwould be conforming.- C. Remmel moved to - grant the va-riance.?. seconded by D.
