Brown read a statement from the Police De- <br />• partment in reference to the proposal: <br />"On 1-10-80 plans were received and reviewed for the Walnut <br />Ridge Multi-family Development, Kennedy Rige and Columbia Ro.ad. <br />The proposed de'velopment has one driveway entrance-exit onto <br />Kennedy Ridge Road. Kennedy Ridge Road is now a dead end street <br />with light traffic. Entrance-Exi.t onto Kennedy Ridge Road <br />from this driveway and Entrance Exit from the Kennedy Ridge <br />Columbia stop sign intersection presents no special problems. <br />With the future relocation of State Route 252 this inter- <br />• section should have less traffic than it has at the present <br />time. ' <br />I find nothing wrong with this plan, from a traffic standpoint, <br />and have no objection to its . approval. Motorists using this <br />area, exercising a normal amoimt of caution, should have no <br />special problem. Signed Captain R. A. Brow, Operations Division" <br />Mrs, Brown also read the following from the Fire Department: <br />"In order to provide access to all buildings with our apparatus, <br />we would strongly recommend a second entrance at the east end of <br />the development, Also because of the size of our equipment and <br />the associated manuvering difficulty, we would suggest a set- <br />back to any islands placed in the driveways. Bement, Chief. <br />Mro Engel, representing the developer, explained that this alter- <br />nate plan was divised because of the concern of some of the <br />neighbors that two drives would cut up the residential neigh- <br />borhood, and that the developer had no preference and would use <br />whichever plan that the City preferred. The plan was studied. <br />Mr. Engel advised that the developers were willing to make any <br />adjustments, other than reducing the number of units, to alle- <br />viate the Fire Department concerns if the Planning Commission <br />was favorable to the one-access plan. Mr. M. Unik, whose pro- <br />perty abutts the proposed boulevard-type driveway, objected <br />to the one-access plan as dangerous. Mr. N. Webber and Mr. <br />A. Slobzian, neighbors, preferred this plan and.stated that the <br />Old Orchard Condominiums in Fairview had approximately the same <br />number of units and only one access. Mr. Prokasy stated that <br />thete were many single family developments with even more units <br />with only one access and that there is ample foom for the equip- <br />ment to get into the area, the difficulty might be manuevering <br />the equipment to get it out. Mr. Engel stated that the side- <br />walk requested at the January 8th Planning Commission Meeting <br />would be included and that the fence request Uy the residents at <br />the Architectural Board of Review meeting of Ilovember 19, 1979
