` .f
?
PLANNING COMMISSION OCTOBER 28, 1980 PAGE 2
rental units have no connection with the condominium drive
which is privately owned by the condominium. Mr. Margolius
stated that the widening of Columbia Road is a separate
issue and that the City has the right of eminent domain and
this is not an issue at this time. The Commission questioned
if the one access to the development was sufficient for fire
equipment. The driveway might also present a safety hazzard
at Columbia Road and possibly should be posted right turn only.
R. Bugala moved that the Jamestown Village Apartments, Phase 7,
be accepted with the stipulations that the landscaping plan be
submitted to the Architectural Board of Review and that the
other suggestions of the Architectural Board of Review be
included.and that the driveway plan be reviewed by the Safety
Department and that their recommendations be provided to the
BZD Committee, seconded by R. Perla, and unanimously approved.
(c) L. K. Heating, 4892 Dover Center Rd. '
Mr. H. Broadbent, Attorney, and Mr. L. Krejci, owner, intro-
duced the plans. The Architectural Board of Review had disap-
' proved the plans because the addition was not compatible with
the existing house. Mr. Broadbent stated that this was located
in a general retail business area and that the original ap-
plication was to change.the occupancy of the property from
single residential to general retail. They were now asking
for approval of change of occupancy only. The Planning Com-
mission could not give approval to the property without ap-
proving this structure. The Commission studied the plans and
pictures of the existing building. It was explained that the
siding would be all the same color and the entire roof-will be
reshingled.:It was suggested that some division (hedges or
fencing) be installed between this building and the adjacent
barber shop.
R. Perla moved to approve the plans as submitted with the
stipulation that the existing siding will be painted to match
the addition and all the exisiting roof will be reshingled to
match the addition, seconded by T. Morgan, and unanimously
a.pproved.
(d) Rite Aid Drug Store, 23100 Lorain Rd.
Mr. Drager, Architect, presented the revised plans which
include the recommendations of the Architectural Board of
Review. The Police and Fire Department found no problems
with the plans, but the Fire Department recommended that the
fire hydrant in the east drive be relocated or protected. Mr.
Drager expalined that the hydrant would be protected with posts
or, if they obtain a joint easement with the adjoining shopping
center, it would be set in a concrete island.
J. Roberts moved to approve the Rite Aid Drug Store with
proper protection of the fire hydrant and as recommended by
the Architectural Board of Review, seconded by J. Brown, and
-C unanimously approved.
