' <br />e <br />BOARD OF ZONING APPEALS <br />AUGUST 1, 1979 <br />PAGE 3 <br />advised by Chairman Ledvina that if Mr. Kris wanted a ruling on the <br />Building Commissioner's interpretation of the Ordinance that he would <br />have to apply to the Board for such a ruling, but the request before the <br />Board at this time is for a variance for additional signage. The Board <br />is now assuming that the ruling is proper. E. DeVoto moved to reject <br />the variance, seconded by C. Remmel, and unanimously approved. Request <br />denie d. <br />8. Woodscape Condominiums, Maple Ridge Ave. Request for variance (1133.13). <br />Request permission to place development sign on lot, (A & P Property), <br />adjacent to development. Violation of Ord. 62-33, Section 1225.02 <br />Para. A-4. <br />Chairman Ledvina called all interested parties before the Board. The <br />oath was administeredo Mr. Vince Pinzone, representing Zaremba Bldg. Co <br />the Developers of Woodscape Con dominiums, expl ained that an on site sign <br />would tend to be confusing for prospective buyers trying to find the <br />development since the entrance is off West 231 St. Chairman Ledvina <br />read the terms of the license granted from A& P, as follows: "This <br />license is granted to run from May 1, 1979, up to and including April 30, <br />1981, with the understanding that in the event that you have leased or <br />sold all of the p roposed units located to the North that his license <br />is null and void". The proposed ground sign is 5 x 6,1? with a 15" base. <br />The Board discussed the length of time this sign should be permitted by <br />the Building Department. L. Horvath moved to approve the Woodscape sign <br />to be located on A& P Property at 23000 Lorain Rdo for a six month period <br />of time from date of installation, but no later than June 30, 1980, sedonded <br />by E. DeVoto, and unanimously approved. Request granted. <br />Mr. Gundy advised the Board that in reference to the proposed admendment to <br />Ord. 77-127, Section 1157, suggested at the July 11, 1979: meeting, he <br />calculated that the minimum depth of any lot should be 135'. The pro- <br />posed admendment to Ord. 77-127, Section 1157.02 should then read: <br />Minimum Width, Depth, an d Area in Residence District. <br />A. Same as Ord. 77-127 <br />B. Same as Ord. 77-127 <br />C. In Any Residence District the minimLUn depth of any lot shall be <br />135 feet. The definition of lot depth at section 1125.47 of <br />the Zoning Code does not apply in this matter. No point on <br />the rear property line (or lines if there are more than one) <br />shall be closer to any point on the front lot line then 135 <br />feet. <br />E. DeVoto moved to recommend to Planning Commission and Council that <br />the above p roposed admendment to Ord. 77-127, Section 1157e02 Para. C <br />regarding minimum lot depth of 135' be adopted, seconded by L.
