Planning Commission 7/11/78 <br />? t <br />R <br />Page 2 <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS <br />? (a) Frank E. Beaty Subdivision <br />Mr. McDermott distributed maps to the Board members concerning <br />the combining of two 40 foot lots on Midvale and Decker into <br />one 80 foot lot. Both lots are vacant parcels and are class <br />"B" residentiala Mrs. Brown moved that we accept the subdivision <br />of permanent parcel numbers 235-13-102 and 235-13-103 combining <br />them into one sublot on the northeast corner of Midvale and <br />Decker Roads. Mr. Bugala seconded and motion passed. <br />V. COMMUNICATIONS - No items <br />VI. NEW BUSINESS - No items <br />VII. OLD BUSINESS - No items <br />VIII. COMMITTEE REPORTS <br />(a) Blocks "-'C" and "D" - Timber.Trai1 Subdivision <br />The committee consisting of Mro Prokasy and Mrs. Brown concerning <br />blocks "C" and "D" - Timber Trail Subdivision recommends that these <br />blocks be rezoned to single family "B" residence for the following <br />reasonss l. Future residents need a second access to the development. <br /> <br />2. A second access provides better protection from the <br />safety forces. , <br />3. Surrounding_property9 although now zoned industrial, <br />-is currently-being-used-as-singie-family residence. <br />4. Multi-family zoning is also residential and zoning to <br />this category would only place more residents contiguous <br />to the industrial zoning than would single f amily zoning. <br />5. Single family-zoning,--with its--3ot size-requirements-;- <br />would place -less--people-at a greater-distance from <br />industrial zoning than would multi-f amily. <br />Mrs. Brown-made-a-motion that-Timber Trai-1- Subdiuision--of-blocks-- -- <br />"C" and "D" be rezoned for single family "B" residence.
