' <br />(b) Mr. McDermott introduced the plans for Gertsma Construction Co. D evelop- <br />ment which is requesting the realignment of 3 parcels (231-19-11,. <br />231-19-12, 231-32-1) located between Columbia Rd. and Root Rd. and' in- <br />cludes proposed Gessner Rd. extension west to Root Rd. He advised the <br />board that one of the lots (231-32-1) ?ias city property and at this point <br />the city was not making any committment and that prior to any approval by <br />the'Commission of the proposal the city would have to approve the plans. <br />Mr. Lawrence Gertsma of Gertsma Construction wants to resubdivide these <br />parcels to provide a second exit from his proposed subdivision in Westlake. <br />His original plans provided for an exit onto Root Rd. but the Westlakk <br />Planning Commission has requested that the exit be onto Columbia Rd. <br />instead of Root Rd. Mr. Gertsma explained that he can locate the road to the north of the proposed Gessner Extension b ut that extending Gessner <br />Road would also be to the advantage of North Olmsted, and will provide <br />the best traffic pattern for his subdivision. Mr. Roberts questioned <br />the number of homes involved in the subdivisiona Mr. Gertsma explained <br />that there were 56 homes now and that later it can be expanded to 160 <br />at which time another road will be constructed. The commission studied <br />the plans and discussed the location of the road in relation to the pro- <br />posed relocation of State Route 252o(Columbia Raad). It was determined <br />also, that a building now situated on one of the lots was non-conforming <br />and Mr. Gertsma assured the commission that it would be removed, and . <br />the proposed houses would be brought into conformity with the new rear <br />property lines. Mr. J. Cirnski of Henry G. Reitz Engineering Co., Engineer <br />for Gertsma Construction explained that all the drainage from the de- <br />velopment will go into Westlake. TZr. Roberts invited the adjoining <br />property owners to view.the plans, ask questions, or make comments. <br />Mr. Janes M. Reese stated that traffic on Columbia had increased tre- <br />mendously with the opening of State Route 2.that this :proposaJ;wou_Jd_ <br />add consideraUly to their traffic and safety problemse Mrs.Reese also <br />commented that a traffic ligh or 4-way stop would add to the noise problem <br />with the coflstant stopPing and starting of cars and, especially, trucks. <br />Mr. Roberts explained to the residents that this road would also open <br />up part of North Olmsted's undeveloped land not just for the subdivision <br />use. Mr. Bugula made a motion to put the Gertsma Subdivision in com- <br />mittee and that it be reviewed by the engineering and Safety Departments. <br />Seconded by D. Ryan and unansmously approved. <br />V • COMMUNICATIOidS <br />Letter from the Landmark Commission notifying the Planning Commission that on <br />November 16, 1978 the Landmark Commission has selected the Frostville area to <br />to be designated as a landmark. After a brief discussion Mr. moved that the <br />Frostville area be recommended to be designated as a Landmark. Seconded by <br />R. Bugala and motion passed. <br />VI.
