c . .., I <br />Planning Commission 9-13-i.! - 2 - <br />is to demolish the gas station building and build a 7-11 Store and <br />one new gasoline islanda Parking is sufficient and landscaping <br />meets the code. Mr. Prokasy moved to refer site plans to Architec- <br />tural Review Board for Southland Corp. at corner of Lorain Rd. and <br />Porter Rd. Yir. Evanoff seconded, and motion passed. <br />(d) Mr. Gundy presented DiBenedetto proposal for AAMCO Transmission on <br />Sparky Blvd. Parking is adequate; landscaping is adequate. Plans <br />were explained and examined. Double drive is required. The appro- <br />ximate 18 ft. on plan is acceptable; but Planning Commission members <br />prefer the 30 ft. be used for driveway. Mr. Zurawski moved to refer <br />to Architectural Review Board. Mr. Prokasy seconded, and motion <br />passed. <br />(e) Mr. Gundy presented plans for addition to Spaghetti Place, 26324 Lo- <br />rain Rd. Plan is to cover side and add to seating capacity with new <br />entrance effect. Parking is adequate. Kddition is to be on west and <br />south. Mr. .Prokasy moved to refer plans for Spaghetti Place addition <br />to Architectural Review Boarde Nlr. Evanoff seconded, and motion pass- <br />P.Ue <br />IV. New Developments and Subdivisions <br />(a) Kennedy Acres Subdivision - 25 new Class B residential lots locat- <br />ed along curved cul de sac extension of jtdhitethorn Aveo and extend- <br />ing southeast of Whitethorn, Kennedy Ridge intersection. Involves <br />replatting of Permanent Parcel Nos. 235-4-1, 18, 21, 26, 28 and 29. <br />Mre. Childs presented plans for the 6 existing parcels to be combin- <br />ed and re-subdivided into 25 lots. Lots are in fu11 compliance with <br />zoning. Cul de sac is too long (approximately 800 ft.). The prob- <br />lem is with drainage of this 10 acres of land which is low lying, <br />about 2 ft. below surrounding land; has water standing all the time. <br />Engineer Childs will study the drainage.. Nfr. Prokasy moved to place <br />Kennedy Acres Subdivision proposal in committee and await acceptable <br />storm drainage plan from the developer. Mr. E-sanoff secondzd, and <br />motion passeds. <br />(b) Austraw Subdivision - Two existing parcels to combined into a <br />single 85 ft. wide lot on east side of Wellesley Ave. Class C <br />residential areao Permanent Parcel Nos. 233-21-55 and 56. <br />Law Director Gareau told of Board of Building Code Appeals action <br />approving a house move. Mr. Prokasy moved to approve preliminary <br />plan for resubdivision of two lots on 1t7ellesley Ave. Mr. Evanoff <br />seconded, and motion passed. <br />V. Communications <br />. (a) Letter from Nora T. Hill, Clerk of Council, with attached copy of <br />Ord. No. 77-134 was received and acknowledged by Planning Commis- <br />sion members< (Motorist Service District). Mr. Prokasy moved to <br />refer Ord. No. 77-134 to Mra Nee and Mr. Tischler for their review. <br />Mr. Zurawski seconded, and motion passed. <br />(b) Copies of report on Cluster Zoning and recommendation, with map <br />attached, were distributed.
