I Page 2- Board of Zoning Appeals - Decexnber 6j 1967 <br />Request is in niolation of Drdinance #62-33,-Sec.tion 1153.02 <br />which requires a one story dwelling in a.l+B" ar.ea to have a minimum <br />of 1300 square feet of livable floor area and Section I163.0I which <br />reguires a 501 rear yard. <br />Presente Mrs. Benns, Mr. Bos.s, Mr. Travers <br />Mrs. Benns explained that the house presently located on Rocky River Ovat wa,s <br />purchased by the sta.te for 927,500 and that it is as nice or nicer than other <br />homes on Decker Road. Such a Nnaa11 variance is necessary that they hoped that <br />they might still move the house to the Iot on Decker. Mr; Boss stated that he <br />had talked to. several of the neighbors and tha.t they had no objec.tion. Mr. Travers <br />questioned Mxso Benns regard3ng the style of house, size, etc. and.stated that he <br />has no objection. Mrs. Eian moved to grant a 2z' rear yard variance a.nd a variance <br />of 11 sauare feet in livable.f3oor area; aeconded by Mr. Nelson and passed. <br />4. Appellanto Fairv3.ew Park Investment Corporation. Requeat to erect a sign in <br />excess of the permitted square footage at 24749 Lorain Road. <br />Request is in violation o£ Ordinance #62-33, Seetion 1225.02. <br />Presenta Mr. Stern <br />Mr. Stern explained that due.to the posi-tion of building, a sign would not be <br />visible.to persons traveling west on Lorain Road: A non-confoxzRing building that <br />sits close to the street would block any sign from view. The sign would be a <br />single.pole sign -vrith wrought iron trim and a changeable copy feature. Council <br />President Fran O'NeiI appeared and sta.ted.tYiat he felt the case was a hardship due <br />to 1.ocation of building.in relation to nonconforming building.occupied by Dr. <br />Kubinski. Mr. 1Velson moved to grant a variance of 1$1 square feet due to hardship <br />of location of sign; seconcled by Mrs. Eian and passed. <br />5. ADpellant: Joseph Yonkof. Renuest to .erect a four-family apartment building <br />at 27.?73 NIiI.7: P?iad ?with a 431 rear yard. <br />Request ie in violation.of Orclinance #62-33, Section 1163.0I <br />which reauires a 50' rear yard. <br />Mr. Nelson moved to continue the case until the next meeting due to the fact that <br />the appelZant did not appear tiefore the Board.
