BOARD OF ZONING APPEALS - February 2, 1972 - Page 4
All witnesses were sworn in. Mr. Baker stated he wanted to build a family
room at the rear of his house. Mr:' O'Brien, the next door neightbor,
stated the house is 4 ft. 'from the side line and 40!sl" to the property line.
The building overhang is 1'6" so this neighbor is 38-1 /2" from the wall to
the property line. Mrs . O'Brien objected that i.f this were built, her view
from the back of her house would be nothing. She added that there was a
drainage problem in the back also. Mrs. Lunt and Mr o Blain gtated they,
too, objected to the addition because it wouldn't add to the neig:'li:borhood.
Mr. Scheef stated that homes of this type in a group do not lend themselves
to a change in archite'cture. Motion was made by Mr. Scheef that the
request be denied; seconded by Mr. Berglund and unanimously denied.
10. Appellant: Manor Care, Inc ., 23233, 23235 Lorain Road -
Request for yariance (1133.13) for 6' fence. Request is in
violation of Ord. #62-33, Section 1151.04, fence not to exceed
4' in height.
Pr es ent : IVIr. . Donald L,edvina, Mr a Joe Ros e, Mr. Fohlman
All witnesses were sworn in. Mr. Ledvina from the Planning Commission
stated that the "fence would be the entire length of the property 6' high. and that a variance was not required to the whole length. Mr. Rose said
that the problem is that ?headlights would shine into the property of certain
residents and that Planning Comnnission suggested a 4 ft. fence would not
be adequate. Mr. Pohlman stated that about 5-1 /2 ft. of his property would
not be fenced in, and he would like Manor Care to provide tliis so he was
completely enclosed. Mr o Rose agreed that this 5 ft. would be added if the
board granted the variance for a 6 ft. fence. The motion was made by
Mr. Scheef granting a 2 ft. variance; seconded by Mrs. Eian and unanimously
approved.
It was decided that meetings would be held on the first and second Wednesday
in March due to the nuxnber of cases pending. A letter from Par.ker Reynolds
Chevrolet was read to the Board. It was decided that Mr. Reynolds would
be re-heard on his parking variance.
Mr. Waldermyer who was given a variance for a tool shed couldn`t buy the
size the board approved.
