P].anning CommisEion 6-12-73
-3-
At 9:00 p.m. 14r. Svoboda gave presentation of Residential
report showing compiliation of supply and demand of future.
Tables in report summarize saturation in ap-groximately 1990.
There are 8 acreages in each planning area. Plan represents
best feeling obtained from 'lanning Commission, CitizEns Ad-
visory Committee and Council. Revised Communit.y Facilities
are:reflected in tne report. Lensity of apartment
•develop;nent is reduced somewhat iaith projection school
enrollment will thus be reduced. In 1973 there are an esti-
mated 8,350 single family houses; projected for 1980 are
9,470 and at sat?zration 10050.
In further reviewing the report Nir. °voboda predicted 40/
of population will be in multifamily units. Nir. i3-rewer stat-
ed he agrees with Mr. Blakley's statement, especially in
3isch School area (Table 10 p. 29), regarding townhouse and
garden type apartments draw more school children. Com-
munity Development reports give good representation of en-
rollment ratios b.y type of dwelling. Lnrollment ratios are
very close. A commission member mentioned there should be
difference in report from 9 story (medium rise) and 20 story
(hi rise). Pledium and high rise are combined in the report.
An average betweon the two is taken.
Acerage usage vas changed thus reducing population at satura-
tion. 1I'ultifamily was reduced in acerage. The March report
compared 2 story limit and thus cut off 113 of density and
reduced acerage for apartments. Total projected population
is 58,000 with more single family and less multifamily units.
Ttiao-thirds of hoia.sing is to be single family.
The final map shr?wn includes revisions through May 17 and
includes all the latest thinking. Problem of budget is
reason not everyone has newest map. The Final Report will
have an up to date map. The Industrial Area on north side
of Lorain Rd. is to be changed to be indicated as retailo
There are not enough changes to warrar_t redistribution of maps.
The Housing Element purpose was read. Goa1s and objectives
are t aken from the contracto
Clusters of homes and apart, ments are related to retaiZ out-
lets, bus line, nchools, etc. and access to Industrial Com-
plex. Cluster concept iias been e:cpanded upon existing re-
tail.
