Caldwell Subdivision - southwest corner of Maple Ridge <br />Road and Wialter Road - 2 sub lots. <br />Present were Mr. Andreano and Mr. Lavella. Under considera- <br />tion are 2 legal size lots which have not been formally sub- <br />divided. Area is zoned C residential and lots are adequate. <br />Mr. Tischler moved for approval. Mr. Davis seconded and mo- <br />tion passed. <br />, Reference was made to location of gas wells. <br />(b) The Thoraas Nisius Resubdivision - west side of Decker Rde <br />south of Midvale Ave. - 2 lots. <br />Mr. McDermott presented plans to combine two 40 ft. lots <br />to one 80 ft. lot for one house. Square foot area is more <br />than sufficient. Mrs. Eian moved to approve. Mr. L7.liott <br />seconded and motion passed unani.mously. <br />(c) City Recreation Complex - north off Lorain Rd. east of Can- <br />terbury Rd. <br />This is mandatory referral item. Chairman Richards read <br />that portion of the ordinance per.taining to Planning Com- <br />mission approval. Mr. Koster, the architect, was pre.sent <br />and displayed site plans. He detailed traffic patterns <br />inside and outside the proposed structure, drainage, pur- <br />chase agreement and interior design of building. Mr. i'ro- <br />kasy moved for approval of the building layouta Mr. El- <br />liott seconded. Messrs. Prokasy, Elliott, Davis and Nrs. <br />Eian voted aye. Messrs. Richards and Tisch3.er voted nay. <br />Motion for approval of building layout passed. <br />VI. Communications <br />Chairman Richards invited members of the audience to address <br />Planning Commission at this time. <br />Delmar Ernest spoke regarding the proposed rezoning of Lorain <br />Rd. He stated rezoning from commercial on Lorain Rd. would be <br />to a lower use. <br />Chairman Richards referred to two legal opinions rendered by <br />Law Director Gareau. They are to be copied by Recording Secre- <br />tary and assembled with these Minutes for each Planning Commis- <br />sion member. The first legal opinion is in regard to lack of <br />quoxum at meetings and the effect on the 30 day time limit of <br />items on agenda. The second legal opinion is in regard to drive- <br />ways between houses to a large apartment complex. <br />4uestionnaire from Ohio Department of Natural Resources was giv- <br />en by Chairman Richards to Mr. Davis to answer.
