, <br />Planning Commission Sub Committee on Land Use 10-3-74 - 2- <br />Mr°s. John Zipp, 29658 Lorain Rd. asked about coordination of plan with State <br />and County Road development. Ghe also mentioned that some three Commission <br />members will be leaving the Commission and should not tell property owners <br />how to use their propertye <br />Irvin Seidel, 30940 Lorain Rdo said he has commercial property with high taxes <br />and now his property is planned far residential. He further stated from W. 25th <br />St. to the County Line on Lorain Road no home has beP built for 10 years. It <br />is 25 or 50 years -too late for this plan. He express??trong objections to new plan. <br />Mr. Seidel also mentioned traffic and shopping patterns. <br />A member of the Commission said apartments and not private residences are plan- <br />ned and apartments have been built along Lorain Road in the past ten years. He <br />also read "There will always be zoning changes" from Regional Planning report. <br />There is more open property on west end of Lorain Rd. Rezoning does not neces- <br />sarily lower property values. <br />Mr. Frnest said the 1962 strip rezoning was against wishes of propert,y owners. <br />Mrs. J. L. Collins, 6438 Christman Drive, representing Bretton Ridge Homeowners <br />Association, spoke in favor of the Comprehensive Plan. <br />Nir. Ream 30119 Lorain Rd. said he has off street parking and his property is <br />conducive to commercial development. He said office buildings are harder to <br />fill than commercial buildings. <br />Mr. Brewer said the committee had looked at and considered all facets of the <br />area. Consideration was given to what was best for the entire cornmunity and <br />not to tread on anyone's toes. <br />R. Spaeth, 28873 Tudor Dr., representing ?ndest Park, Forest Ridge Civic Associa- <br />tion' said he has not bought property for financial gain. He mentioned land <br />speculationo Also he said he does not like to look at what he sees on I,orain <br />Rd. He favors the new plan as do those whorn;,he represents. <br />Max Johnson, 29794 Lorain Rd., a 25 year resident, has 8 in sewer and wonders <br />hoVa this size sewer can accommodate apartments. fIe also mentioned the unsightly- <br />ness of the towing service, the bars, etc. <br />Mrs. Zipp pointed out -the allottments were developed after Lorain Road was re- <br />zoned. <br />Rezoning of residential into commercial of 4 1/2 acres on Brookpark Extension <br />for 32 stores and bij complex on other side was brought to the attention of <br />Commission members. Question was asked why Brookpark rxtension is not limited <br />access as is the original Brook Park Rd. <br />Mr. Prokasy explained Brookpark Extension and Great Northern Blvd. vere neces- <br />sary for future road development; mentioning 611 and other roads. Mr. Prokasy <br />then pointed out the proceduree if motion on the floor tonight passes, then plan <br />goes to Council for legislation, three readings and public hearing. There is <br />no commitment tonight. <br />H.
