PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOR NOVEMBER 14, 2012 <br />ROLL CALL <br />Ms. Meredith called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Melissa Meredith, Julie Nader, Ralph Bohlmann, Mark Mahoney, Rosemary Walker <br />Absent: Don Rerlco, Greg Malone <br />Staff: Plaruling & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, Clerlc of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Meredith moved, seconded by 1VIr. Mahoney, to approve the Planning and Design <br />Coinmission minutes of October 10, 2012, which passed <br />NEW BUSINESS <br />CMS12-26 Aston Martin & Maserati; 28300 Lorain Road <br />Representative: Denver Broolcer, VOCON <br />Ms. Wenger said the proposal consists of renovating the existing building to accommodate an <br />Aston Martin and Maserati dealership. The shalce shingle roof will be replaced and gray stucco <br />will be insi111ed along the front and side elevations. Proposed signage will identify both <br />dealerships. The east side of the building includes a new auto service door with an Aston Martin <br />sign. One concern is the amount of EIFS being used so close to the ground. Inventory parking is <br />being added to the rear of the building which requires a rear yard setbaclc variance for 8 of the 33 <br />spaces. A 10 ft fence was installed to provide abutting residents buffering. The applicant <br />proposes to eliminate cross access with Nissan. The existing single pole light will be modified <br />with a twin LED light fixture ai1d remains code compliant. Mr. McReynolds advised that if any <br />vehicles were to be displayed in front of the building a variance is required. Mr. DiFranco <br />reviewed storm water retention requirements and said continuous concrete curbing is required. <br />Mr. Broolcer reviewed the light plan and said a detailed storm water management plan would be <br />included in the worlcing drawings. Continuous concrete curbing will be installed to code. He is <br />aware that displaying any vehicles in front of the building requires a variance. The proposed <br />exterior changes to the building combines both dealerships' minimalist design. Detailed <br />information pertaining to the EIFS product to be used was submitted and clearly describes the <br />product, how and why it will be used, and the warranty. They will be using EIFS which moves, <br />expands and contracts and provides more control. Stucco is a hard coated product which will not <br />be used. Control joints will be used to eliminate and/or minimize possible craclcing. The system <br />will be installed two inches above grade and will meet the inanufacturer's warranty. The lower <br />section of the walls will include the use of impact resistant foam baclcing board to add longevity.
