Applicants were aslced to submit color samples which will be used. A landscape <br />island will be added to the base of the groundsign however coinments fi•om the commissions <br />landscaper has not been received however the greenery is a welcome addition to the site. She <br />recommended the groundsign base match the briclc building. While the wall sign and ground <br />sign individually meet code total square footage for the site does not. Mr. McReynolds said the <br />sign company has agreed to malce the base of the sign briclc to match the building. Although the <br />owner has worlced with the building department to address property maintenance issues damaged <br />apron and a couple of sidewallc bloclcs will need to be replaced. He questioned if the two rear <br />entrances which have been covered with plywood would be repaired for use or filled in. The <br />variance is for total square footage of signage allowed on the lot. Mr. DiFranco said handicap <br />parlcing is required by code to be as close as possible to the front door. <br />Mr. Morris said property maintenance issues would be addressed. Accessible parlcing is pre- <br />existing and code compliant. The color sainples are shown on the plans but color samples will <br />be subinitted to the building department depicting manufacturing company and color names. <br />Mr. Bohlinann said the rear shrubbery is overgrown and the chainlink fence needs to be replaced. <br />Mr. Morse said he was not sure if the rear fence belonged to the property owner and Mr. <br />Bo111maiul said the rear fence belonged to the owner and would need to be replaced with a vinyl <br />or board on board fence as the site abuts residential homes. He asked if a dumpster enclosure <br />would be added and Mr. Morris said they would use a dumpster pad. Mr. Bohlmann aslced that a <br />briclc dumpster enclosure with board on board gates be installed to ensure all trash is secttred. <br />Ms. 1Vleredith moved, seconded by Mr. Mahoney, to recommend BZA grant CMS12-27 <br />Family Dollar of 23999 Lorain Road a variance for signage as written which passed 5-0. <br />Ms. Meredith moved, seconded by Mr. Bohlmann, to approve CMS12-27 Family Dollar of <br />23999 Lorain Road with the following conditions: <br />1. 'I'he monument sign base is to be briclc to match the building. <br />2. The sidewallc bloclcs and apron are to be replaced during the renovations. <br />3. A briclc dumpster enclosure is to be added with wood gates.
