Mr. Boss said he would loolc at moving the <br />monument sign west of the drive but is concerned the negative grade of the site may impact its <br />visibility. Mr. Bohlmann asked if the warehouse was being approved or just the site and <br />monument sign. Ms. Wenger said city code does not allow phase developments so the applicant <br />was asked to submit a full development plan. The commission can malce approval conditioned <br />upon the office warehouse returning with final details for approval. Mr. Boss said the site was <br />currently being prepared for proper grading and draining. He explained how pervious pavement <br />is constructed and works as a natural retention system. Mr. Parry aslced for clarification of the <br />parking; Mr. Boss said the only parking will be in the rear near the office entrance. Mr. Malone <br />requested the new location for the monument sign include landscaping matching the entrance <br />island which was agreed upon. <br />Ms.1Vleredith moved, seconded by Mr. Bohlmann, to recommend the BZA grant CMS12- <br />04 Boss Family of 31084 Lorain Road a variance for not providing continuous concrete <br />curbing as pervious concrete is being used and preferred by the City Engineer, which <br />passed 7-0. <br />Ms. Meredith moved, seconded by Mr. Mahoney, to approve the proposal of CMS12-04 <br />Boss Family of 31084 Lorain Road which consists of an office/warehouse and site <br />improvements with the following conditions: <br />1. All landscaping will be irrigated <br />2. Monument sign moved to west and include landscape bed <br />3. One accessible parking spot added and shown on a plan <br />4. Storm water plans submitted which meets engineering requirements <br />5. Proposed plants are to be planted the following sizes: Norway Spruce 7 to 8 feet, <br />Chanticleer pear trees 2'/Z inch caliper, all perennials in 1 gallon containers <br />6. Pervious concrete will be 8" pervious not 6" as shown on plan. <br />7. Briclc pavers will include a concrete base <br />8.
