Mr. Malone felt the southwest corner should be a display area with enhanced <br />landscaping. The landscaping plan is mainly deciduous which does not provide greenery during <br />the winter. The fountain grass shown around the crabapples should be replaced with Japanese <br />holly or inlc-berry which are small broad leaf evergreens. If the space is liinited the areas <br />between each crabapple showing three Korean Spice Viburnum can be changed to one Korean <br />Spice Viburnum flaniced on either side by inkberry. Mr. Bohlmann aslced if all concrete curbing <br />along Berkshire and Lorain would be replaced and Mr. Fabo said yes. A 59 foot variance for front setbaclc of inerchandise (cars); code requires setback of 75 <br />feet to merchandise, applicant shows 16 feet, Section 1139.07. <br />3. A 9 foot variance for parlang/drives displayed in rear yard setback (residential); code <br />requires 15 feet, applicant shows 6 feet, Section 1139.07. <br />4. A 14 foot variance for side yard setback (Berkshire) on a corner lot; code requires <br />setback of 20 feet to parlcing and drives, applicant shows 6 feet, Section 1139.08(a). <br />Recommendations are based upon the front yard and merchandise setback being consistent <br />with the east parcel. Follow Landscapers recommendation to replace fountain grass around the crabapples <br />with Japanese holly or inkberry. <br />4. The rear fence is to be 8 ft at the northeast corner of PP# 232-06-002 and tapered down <br />so that the fence is 4 ft high at the northwest property line. <br />5.
