parking but when the entire site is addressed grading throughout the site will be corrected. Ms.
Rudolph questioned why additional parking wasn't being added to the rear of the lot to eliminate
or minimize the variances needed. Mr. Copley said the rear site was not currently being
addressed to ensure storm water management requirements are not triggered. Mr. Lopez asked if
the master plan for the dealership would eliminate the variances being requested and the
dealership code compliant. Mr. Copley said there is no timeframe set for the remaining seven
parcels, however when redeveloped the setback of this lot will be followed throughout all
parcels. Mr. Lopez said he is concerned that the request which is excessive isn't a temporary
measure until the site is redeveloped. Once the variances are granted the remaining lots when
redeveloped will require excusive variances as well and there is more than sufficient room at the
dealership/campus to comply with code. Discussion ensued regarding display versus customer
parking and whether or not a building could be constructed once the variances are granted. Mr.
Raig said the motion should state approval is for this parcel only as shown for display vehicles.
Mr. Lopez said he would be more comfortable knowing that when the site is addressed all
setbacks would meet code. Mr. Copley said they will make changes close to what is being
shown on the current plans. Mr. Raig said if the applicant returns it should be a complete
development plan as to what is being done throughout the entire dealership/campus not phased.
Ms. Bellido moved, seconded by Mr. Rudolph, to grant CMS12-29 Ganley of 25796
I,orain Road the following variances as amended:
1. A 65 foot setback variance for (4) four front display and (12) twelve inventory vehicles
on this lot only as shown; code requires any display to be set back 75 feet from the
right-of-way, applicant shows (4) display and inventory (12) vehicles within the
required setback, Section 1139.07 table.
2. A 10 foot variance for front parking setback; code requires 20 feet, applicant shows 10
feet, Section 1139.07 table.
Motion passed 5-0.
ADJOURNMENT
With no further business the meeting adjourned at 7:50 p.m.
?
Je ' er Ru ol h, Chair onna Rote, Clerk of Commissions
Approved:
31y1ac) i
