Nader, to approve the Planning & Design <br />Commission minutes of May 8, 2013 which passed 6-0, as Mr. Bohlmann abstained. <br />NEW BUSINESS <br />CMS13-12 Mattress Firm: 26400 Lorain Road <br />Representatives: Eric Newland, ADA Architects; Jim Kerr, Vice President BEK Developers <br />Ms. Wenger said the proposal is to demolish the existing two-story building and construct a new <br />Mattress Firm building and site improvements. The site is an L-shaped layout, which shares <br />parking and access easements with Boston Market. The building will be a combination of brick, <br />split face and smooth face CMU, and EIFS. A non-conforming pole sign is being removed as is <br />some pavement to accommodate new landscaping and ground sign. New landscaping will be <br />mainly along the east side of the property. A new cedar fence along the rear property line adjacent <br />to the residential property will be 6-feet high and tapered downward towards Silverdale to insure <br />visibility is not impeded. Most of the parking surface will be repaved (from the Boston Market <br />parcel line east) with the remaining repaired. The applicant should consider removing existing light <br />poles along the north property line and using building lights to illuminate the area and provide <br />patron/employee safety. Signage is not included with the proposal and will be addressed by the <br />tenant. The variances for building and yard setbacks, required are due to the nonconforming size <br />and configuration of the parcels. Mr. McReynolds said variances are based upon all parcels being <br />consolidated. Mr. DiFranco said continuous concrete curbing and concrete drive aprons are <br />required as is the brickscape along Lorain Road. He i?eviewed sanitary and storm water <br />management requirements and said all utilities are to be run underground. Mr. O'Malley said <br />copies of the easements need to be submitted to the city. <br />Mr. Newland said the current two-story building will be demolished and a new 6,000 square foot <br />single story building constructed. There will be one tenant with less parking demands which will <br />decrease traffic volume along Silverdale. To buffer the residential neighbors to the north the <br />existing chain-link fence will be replaced with a cedar board on board fence. The new building
