PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF FEBRUARY 27, 2013 <br />ROLL CALL <br />Chairman Malone called the meeting to order at.7:O5pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Greg Malone, Julie Nader, Ralph Bohlmann, Rosemary Walker, David Anclerson, <br />Don Rerko <br />Absent: Mark Mahoney <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, Building Commissioner James McReynolds, Clerk of Commissions Donna <br />Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved seconded by Ms. Nader, to approve the Planning & Design Commission <br />minutes of January 23, 2013 as written which passed 6-0. <br />NEW BUSINESS <br />CMS13-01 ULTA Beautv; 28911 Great Northern Shonning Center <br />Representative: Steve Hutchinson, DDR <br />Ms. Wenger said the Great Northern Plaza area between DSW and Five Below will be renovated <br />to accommodate the proposed Ulta. Building changes include a new farade of stone, brick and <br />EIFS with a clear anodized aluminum storefront system. The EIFS will be a tan color with a <br />white cornice. The area behind the proposed wall sign is white and each of the three orange <br />canopies include a logo which isn't detailed on any plan or application. A sign on the entrance <br />canopy is permitted but the other two canopy signs require variances. Other variances include <br />the number of wall signs, height of the main wall sign and the blade sign below the canopy <br />projecting from the building. <br />Mr. Hutchinson said the DSW space would be reduced and incorporated into the Ulta Beauty <br />floor space. Wall signs which require variances will be addressed by the tenant. They will not <br />seek a variance for the awnings only the entrance canopy will include a logo. Ms. Nader <br />requested the design review form be amended to include the brick specification. Commissioners <br />felt the five foot high wall sign was warranted as its size was comparable to neighboring wall <br />signs. However they were not in favor of a variance for a second wall sign projecting from the <br />building as there were currently no such blade signs at the plaza. <br />Mr. Malone moved, seconded by Mr. Rerko, to recommend BZA grant CMS13-01 ULTA <br />Beauty of 28911 Great Northern Shopping Center the following variances: <br />1. A variance for an additional wall sign, code allows 1 applicant shows 2, section <br />1163.28(a).
