- ? .. . <br />Weber said the building was constructed around 2006 and effort was made to have lighting <br />comply with code, though some variances were required. Despite the variances, the lighting <br />currently does not meet bank standards and dark areas at the ATM and night boxes create <br />concerns about safety and security of customers. The lighting plan has been amended to increase <br />lighting in these sensitive areas while lceeping light low elsewhere on the property. <br />Ms. Wenger explained the first variance is for light spilling on to the neighboring property to the <br />east, the second variance is for too high of a max:min ratio and the third variance is for <br />insufficient lighting on the east side of the property. The goal of the lighting code is to have a <br />consistent moderate level of lighting on a property. She believed building and ambient lighting <br />on the east side of the building was not reflected in the photometric plan. She supported the <br />additional proposed lighting to provide greater safety to those using the night deposit box and <br />ATM after dark. <br />Mr. Lopez aslced if other types of lighting were considered. Mr. Weber said the LED fixtures <br />were proposed due to their energy efficiency and longer life. Mr. Lopez and other members of <br />the board expressed some concern about the low light levels on the east side but supported the <br />lighting enhancements for safety in the canopy area. It was discussed that the light trespass <br />would occur on commercial property and that the applicant's property was far removed from <br />residential property so that the increased lighting would have no negative impact. <br />Ms. Bellido moved, seconded by Ms. Rudolph, to approve the lighting variances for Fifth <br />Third Bank at 28880 Lorain Road as written, which was appa-oved 4-0. <br />CMS13-48 Ziebart; 27935 Lorain Road <br />Proposal consists of a wall sign. An 8 square foot variance is requested for a wall sign larger than <br />code allows, code permits 40 sq ft, applicant shows 48 sq ft, section 1163.25(b). <br />Sign contractor Kurt Miske and Mark Zelenlca with Ziebart were sworn in. Mr. Miske described the <br />rebranding of the Ziebart signage. He explained that the new sign would be the same height as the <br />existing wall sign, only longer which increased the overall area. The building sits back from the <br />road and is not easily seen. Compared with a neighboring property, he said the signage on the <br />Ziebart property was very modest. <br />Ms. Wenger said the sign variance was required due to the frontage of the building, which is only <br />40 feet wide. The proposed sign meets height standards and fits proportionately on the buildiug. <br />She supported the variance request. <br />Board members agreed that the existing wall and ground signage was not very noticeable and the <br />business was hard to locate for this reason. There was no objection to the request. <br />Mr. Lopez moved, seconded by 1VIs. Rudolph, to approve the sign variance for Ziebart at <br />27935 Lorain Road as written, which was approved 4-0. <br />2
