The existing parking lot and lighting will not be <br />altered and a new ground sign is proposed. <br />Mr. Sampat said landscaping will mimic the neighboring site to make it a uniform entrance. The <br />only parking lot work will be to seal and stripe the lot. Building changes include removing the <br />shutters, adding and enlarging existing windows, replacing doors and adding crown molding <br />along the top of the building. The proposed ground sign will match the ground sign on the <br />southwest corner. Mr. Malone said he had no objections to the landscaping plan and noted a few <br />corrections to the legend. A new plan showing plant code GHB, corrected to GJB and JH <br />changed to JCH needs to be submitted. Mr. Bohlmann asked if sidewalks would be installed <br />along frontages and noted the existing fence needed staining and repairing. Ms. Wenger said <br />although curbing and sidewalks are not required by code for this alteration, the commission can <br />recommend they be installed to match the neighboring site. Mr. Bohlmann asked if the lights <br />under the overhang would be removed and continuous curbing added to the parking lot. Mr. <br />Sampat said the lighting would be replaced with down lights but it was not their intent to add <br />curbing to the parking lot. Mr. DiFranco said the site has two catch basins for water runoff and <br />curbing is not required. Mr. Malone said he agreed that the catch basins are sufficient however <br />he felt a sidewalk should be installed to match the one across the street. Ms. Nader said she <br />agreed with installing sidewalks.lVlr. Sampat said the owner wouldn't mind installing the <br />sidewalk but it would abruptly end and wouldn't be used. Mr. Schumann said if the sidewalk <br />isn't installed now it would never be installed. Ms. Walker agreed the sidewalk and fence should <br />be addressed. Milce Zenker asked if the city had any means to help the owner install the <br />sidewallcs. Mr. Bohlmann said most cities that have sidewalk plans basically put the cost of the <br />sidewalks on the property taxes. Mr. Malone said the proposed us is a vast improvement to the site <br />and fits the existing use across the street. All commissioners felt the use variance was warranted. <br />Mr. Malone moved, seconded by Mr. Schumann, to recommend BZA grant a use variance <br />for a dentist office in a Multiple Residence District for CMS14-04: Walters Dentistry of <br />4751 Clague Rd, which passed 6-0. Mr. Malone said the plan as shown is a vast improvement <br />to the site and will be a benefit to the city. <br />Mr. Malone moved, seconded by Mr. Bohlmann, to approve CMS14-04: Walters Dentistry <br />of 4751 Clague Rd subject to the Board of Zoning Appeals granting a use variance and <br />conditioned upon the following: <br />1. A sidewalk will be installed the entire length of the property along Brookpark Road. <br />2. The existing board on board fence will be repaired and stained. <br />3. Soffit lighting will be flush mounted. <br />4. Landscape plan legend will be corrected. <br />Motion passed 6-0. <br />COMMLTNICATIONS <br />Master Plan Update <br />What's Next Workshop is at John Knox Church - May 13 at 7:00 pm. 1VIs. Wenger invited <br />commissioners to attend the workshop which would be an interactive meeting. <br />2
