allows one wall sign at 68 square feet, based on unit frontage. Ms. Wenger believes that the <br />request is excessive as it is more than triple what would be allowed by code. While the property <br />owner has agreed to forgo a ground sign at this location and while that concession may merit <br />some consideration of additional signage, Ms. Wenger believes the requests amount to much <br />more than what would be added to total signage on the lot with a ground sign. Some reductions <br />should be made. The Commission should make recommendation to the BZBA regarding the <br />variances requested and to Council regarding the green awning addition. Mr. Russell reported <br />there will be a one foot variance for the five foot sign where the requirement is four feet. <br />Mr. Frezel described the proposed sign locations. A"Savers" sign will be on the front elevation of <br />the building which faces Verizon parking lot, along with a Donation Center sign. Another ponation <br />Center sign will be on the side elevation facing Brookpark Road. He stated that the building needs <br />more adequate signage that is visible from Brookpark Road or from the shopping center. Mr. <br />Anderson described the relationship between the retail business and the charity portion of the store. <br />Mr. Frezel said signage square footage is under total allowable for the total property, he believes <br />they would be allowed to have 911 square feet of signage and they are at 639 square feet for the <br />total properly, which includes signs for tenant and existing Verizon store. <br />Mr. Malone asked Mr. Russell about total allowable square footage. He stated total signage for site <br />would be 240 square feet, which includes Verizon signage. He will check property dimensions and <br />calculations. <br />Mr. Rerko believed green awnings would stand out too much against the rest of the plaza. He thinks <br />one Donation Center sign would be clearer for the public versus two signs. They discussed need for <br />Brookpark Road signage. Mr. Malone agreed that awning color should change and the landscaping <br />would cover the sign along Brookpark Road majority of the year. Ms. Wenger stated it was a <br />condition for Verizon approval that no ground sign would be installed, therefore no ground signs are <br />allowed for Savers. Mr. Schumann said the arrow on donation sign would be confusing for the <br />public, especially trying to have a secondary tenant. Mr. Frezel stated Savers sign could be scaled <br />down to 100 sq. ft. from the proposed 105 square feet. Mr. Malone asked why the sign has to be five <br />feet high. Mr. Anderson stated they want five foot sign to maximize visibility to passersby. Ms. <br />Nader suggested replacing the large 31 sq. ft. Donation Center sign on the left with a canopy sign if <br />the canopy was a different color. Ms. Wenger stated canopy sign would not be counted in wall sign <br />square footage and one canopy sign would be allowed on the building entrance. Ms. Nader <br />understands why future tenant would want two signs but the proposed square footage, 200 sq. ft., <br />could be cut down to comply with the code. <br />After more detailed discussion regarding variances requested, Mr. Frezel suggested coming up with <br />a compromise for signage and asked to be tabled. <br />Mr. Malone moved, seconded by Mr. Schumann, to table 15-4501 Savers; 26350 Brookpark <br />Road for a future date.
