?u s <br />Mr. Rerko asked why the ramp is necessary across the entire east side of the building and why a <br />ladder was added. Mr. Conrad said the ladder is needed to access mechanical equipment and the <br />railing is required due to the lot's grade. Mr. Rerko said the railing should be cut back to only <br />one side of the man door and the roof ladder isn't needed as a removable ladder can be used. <br />The access port should be mimicked architecturally on the same elevation to the south and the <br />ladder removed. Mr. Conrad said if the ladder is not required by code it would be removed and <br />the ramp arid ra'iling will be pulled back to one side of the man door. <br />Mr. Malone said the monument sign along Brookparlc is not needed and adversely changes the <br />landscape design and would look out of place. The ground sign is single sided parallel to the <br />street and provides no benefit to the site. Having three signs on the building is more than enough <br />and if a ground sign is needed it should be relocated closer to the ring road in the mall. Ms. <br />Nader said the exposure of the building warrants three signs but the ground sign is not needed. <br />Mr. Schumann questioned the ground sign allowance and Ms. Wenger said a ground sign is <br />allowed by code however three wall signs are not. It is possible the BZA can make wall sign <br />approval contingent upon the applicant forgoing their right to a ground sign. Mr. Malone said the <br />commission would be more comfortable supporting the wall signs than both wall and ground <br />sign. Ms. Wenger noted that buildings within the mall with multiple wall signs were granted <br />their variances based on the fact a ground sign would not be installed. Mr. Conrad asked if they <br />removed the ground sign from the Verizon proposal could they address it when the Remington <br />building is addressed. Ms: Wenger said if approval of the wall signs is based on the removal of a <br />ground sign the owner couldn't return later with a ground sign. Mr. Conrad said they would look <br />at 'copying Famous Dave's ground sign which was installed by eliminating a parking space and <br />adding landscaping at a later date. He asked if he could withdraw the ground sign from the <br />proposal and Ms. Wenger said applicants can amend their proposals at any time prior to final <br />approval. Mr. O'Malley noted that in the past for businesses within the mall the BZA granted <br />more wall signs contingent upon those lots forgoing a ground sign. Mr. Conrad said they would <br />return for the ground sign when they address the former Remington building. Ms. Wenger said if <br />any future signage is added to the site a master sign plan must be submitted for approval. Mr. <br />Conrad said they would withdraw their request for a monument sign. <br />Mr. Malone moved, seconded by Mr. Rerko, to approve the plan modifications for CMS15- <br />2809 Verizon of 26200, with the following conditions: <br />1. The east side ramp is to stop at the man door. <br />2. The roof access ladder is to be removed and the access opening is to be mimicked <br />architecturally on the same elevation to the south. <br />Motion passed 5-0. <br />Mr. Malone moved, seconded by Mr. Schumann, to recommend the BZA grant CMS15- <br />2809 Verizon of 26200 Sroolcpark Road the following variances: <br />1. A variance for 2 additional wall signs; code permits 1, applicant shows 3, Section <br />1163.28(a). <br />2. A 105 sq. ft. variance for the maximum sign face per building unit; code permits 81 sq. <br />ft., applicant shows 186 sq. ft., Section 1163.25(c). <br />Motion passed 4-1, Mr. Malone voted no. <br />2
