Coordinating architectural development plans which include all dimensions <br />4. Details as to what is being removed or replaced on the existing building <br />5. A material board and color sarr?ples submitted <br />6. A detailed design for storm drainage including continuous concrete curbing <br />7. Detailed plan showing 18 foot wide drives <br />8. A Photometric plan and details pertaining to light fixtures are to be provided <br />9. Plan showing all utilities ran underground <br />10. Parking layout for both the residents and employees that includes identifying which <br />parking spaces in the garage are designated to the house. <br />11. Detailed plans of the retaining wall <br />Motion passed 5-0. <br />CMS15-2641- Pro Care We Care: 29420 Lorain Road <br />Proposal consists of consolidating parcels identified as PPN 23-20-044 (0.1915 ac.), PPN 233- <br />20-045 (0.2466 ac.), and PPN 233-20-046 (0.1859), into a single parcel depicted as Parcel A <br />totaling 0.6240, acres. All parcels to be consolidated are zoned General Retail Business. <br />Ms. Wenger asked if the applicant wished to address the consolidation and Mr. Stare said yes. <br />Mr. Stare said when purchasing the property he was unaware there were three separate parcels. <br />Ms. Wenger said she recommended the consolidation. Mr. DiFranco said there were a few minor <br />errors on the plat which needed to be corrected. Once the eorrections are made it needs to be <br />preapproved by the County, then signed by the owners, notarized and submitted to engineering <br />for city sigriatures and recording. <br />Ms. Nader moved, seconded by Mr. Schumann to grant CMS15-2641- Pro Care We Care <br />of 29420 Lorain Road their request to consolidate parcels identified as PPN 23-20-044 <br />(0.1915 ac.), PPN 233-20-045 (0.2466 ac.), and PPN 233-20-046 (0.1859), into a single parcel <br />depicted as Parcel A totaling 0.6240 acres. All parcels to be consolidated are zoned General <br />Retail Business, motion passed 5-0. COMMUNICATION <br /> <br />Ms. Wenger updated the commission on the Master Plan which was forwarded to City Council <br />and said the plan was approved by Council's Committee of the Whole at their February l Otn <br />meeting. Final approval is expected in early March. Once the plan is adopted the Commission <br />will focus on the implementation of.the plan. <br />ADJOURNMENT <br />4
