PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF JANUARY 28, 2015 <br />ROLL CALL <br />Chairman Malone called the meeting to order at 7:04 p.m. in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Greg Malone, Julie Nader, Don Rerko, Paul Schumann, David Anderson, Ralph <br />Bohlmann <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, Assistant Building Commissioner Daniel Russell, Clerk of Commissions <br />Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Mr. Schumann, to approve the Planning & Design <br />Commission minutes of January 14, 2015, which passed 5-0. Mr. Bohlmann abstained. <br />OLD BUSINESS <br />CMS14-2564 - Verizon; PP# 235-27-008 Brookpark Road <br />Representative: Ryan Conrad with Thomas English <br />Ms. Wenger said since Version's last appearance, easements were submitted, more information <br />included on the elevations, a detailed material list with colors and landscape revisions submitted. <br />Sufficient accessible parking is provided south of the building, which will replace the Chuck-E- <br />Cheese spaces lost. Verizon will not have a standalone dumpster enclosure, as arrangements with <br />DDR to share the adjacent Chuck-E-Cheese enclosure were made. Mr. Russell said variances are <br />required for lot coverage, front setback and no loading dock. The applicants have opted to <br />address signage separately. <br />Mr. Conrad submitted a copy of the agreement with DDR to use the existing Chuck-E-Cheese <br />dumpster enclosure as well as the four accessible parking spaces they will provide that includes <br />an accessible walkway. The landscape plan was revised to reflect the modifications requested <br />and a materials list including color samples submitted. The elevation plan now lists all materials <br />and colors to be used. Mr. Rerko and Mr. Malone noted the architectural and landscape requests <br />were incorporated into the new plans. Ms. Nader questioned the color of the rear man door. Mr. <br />Conrad said the door will match the EIFS color and the masonry. Mr. Malone asked Law for <br />their review of the agreement and Mr. O'Malley said although the agreement looks to be in good <br />form, the agreement submitted is a private agreement between the property owners and was <br />submitted to address the commission's parking and dumpster concerns. Mr. Malone said as the <br />project is within the mall area lot coverage is appropriate, the setback requested sets the building <br />in line with the abutting buildings and a loading dock is not warranted for the proposed use of the <br />building.
