A <br />BOARD OF ZOleTIlVG APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF APRIL 6, 2015 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:02 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Michael Raig, Laura Bellido <br />Absent: Bob Papotto, Eric Allain <br />Staff: Assistant Building Commissioner Daniel Russell, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Rudolph moved, seconded by Mr. Raig, to approve the minutes of March 2, 2015 as written, <br />which passed 3-0. <br />RESIDEli1TIAL APPEALS AlOTD REQUESTS <br />APP15-2843: Thomas Murray; 23242 Alexander: <br />Proposal consists of a new home, the following variance is requested: <br />1. A 5 ft. variance for the required minimum side yard setback; code requires the sum of the two <br />sides shall not be less than 15 ft. with an attached garage, applicant shows 10 ft. combined, <br />Section 1135.07(a). <br />Note: This lot is non-conforming (width) - C Residential District requires lots to be a minimum <br />of 60 ft. wide and this lot is 48 ft. wide. <br />Thomas Murray was administered the oath. Mr. Murray said the lot is 48 feet wide, which is an <br />existing non-conforming lot similar to others on the street. Code requires a 60' width so it is very <br />difficult to construct a home which can accommodate a combined distance of 15' for the side <br />yards. The home's design was chosen to ensure the least amount of variance would be needed. <br />He reviewed the distances between his home and abutting homes. Mr. Russell said he had no <br />objection to the request. Ms. Rudolph asked what the setback of the previous home was and Mr. <br />Murray said the lot was vacant when he purchased it. Mr. Raig complimented the applicant for <br />choosing a layout thoughtful of the neighborhood requiring only the side yard variance. <br />Ms. Bellido moved, seconded by Ms. Rudolph, to grant APP15-2843: Thomas Murray of <br />23242 Alexander a 5 ft. variance for the required minimum side yard setback; code <br />requires the sum of the two sides shall not be less than 15 ft. vaith an attached garage, <br />applicant shows 10 ft. combined, 1135.07(a), which passed 3-0. <br />COMMEItCIAL APPEALS AND REQUESTS <br />APP15-2809: Verizon; 26200 Brookpark Road: <br />Proposal consists of signage, the following variances are requested: <br />l. A variance for 2 additional wall signs; code permits 1, applicant shows 3, Section 1163.28(a).
