Angela Williamson, Councilwoman-at-large, appreciated that Ganley had a meeting with
residents about the proposed plans the week before. At that meeting, residents mentioned
concerns about weakening the root systems of the trees. The removed trees would reduce the
wind and noise buffer that naturally existed. Some of the trees are over 100 year old and they do
have a purpose. If the plans do not change, she would not support their approval.
Tom Andrako, 4435 Root Road, asked if a conservation society has been consulted regarding the
wetlands. He was concerned about the dead wood being cleared out and the fast-growing trees
being "junk" trees that would devalue the property.
Jason Bruehler, 4456 Root Road, stated that the property in question was promised not to be
touched by previous developers and he was concerned about the plans changing in the future that
would affect his property values. He was also concerned about storm water drainage.
Bruce Bruehler, 4440 Root Road, mentioned that in 1985 when Pennzoil went in, the property
was promised to remain residential. He also stated that the Master Plan states that the City should
create more green space. He was concerned about the heat created from the parking lot and
weakening the existing trees. He asked if a hydrologist was consulted regarding the drainage to
the north of the property. He questioned if it was worth it to remove the trees and reroute a
stream to create a parking lot.
Vern Davis, 25610 Timber Cove, suggested the zoning ordinances be updated. He suggested that
fewer lights be installed or lights with less wattage be used. He said the original construction
lights used for Ganley V W are still up and being used at the site. He suggested that left turns not
be allowed from Lorain Road anymore. He stated that there have been issues with car horns.
Gary Marszal, 4371 Root Road, believed that the type, size and maintenance of the trees are
important. He would like to see the trees be protected from deer. He would like residents' tax
rates to decrease since the City's revenues would increase from the commercial development. He
believed a fence should be installed along Root Road to prevent theft and vandalism and reduce
people cutting through the property to the residences. He wanted more assurance that a curb cut
would never be installed from the parking lot to Root Road. He questioned the capacity of the
retention basin.
Mike Hennessy, 4274 Root Road, wanted to have the area not zoned to make it more difficult for
future developers to build in the wooded area. He was concerned about the storm water issues.
Ben Wollenburg, 4343 Root Road, was concerned about the equipment used for the projects
adversely affecting the wetlands. He would like to increase the buffer, limit the cars per square
footage, and make aware of a drug issue associated with car dealerships when he was younger.
Liviu Berbec, 4435 Ranchview, was concerned about storm water overwhelming the drain in
front of his home. Mr. DiFranco said the development proposed does not look at the storm water
issues for the entire area north of Lorain Road, but it does improve the situation for their parcel.
Mr. Malone suggested the case be tabled so the applicant can address the concerns brought up by
