Ms. McDonnell said the La Quinta brand standards require exterior changes to the building. The <br />current fagade is EIFS which will be made smooth to mimic the brand standards. Metal flashing <br />will be installed along the top of the parapet walls to replace the mansard roo£ The signage <br />towers will be made of porcelain tile stones. The stone comes in three variations, samples of <br />which were provided. Two paint colors, Mega Greige and Thunder Gray, will be the two priinary <br />colors used on the EIFS. The Light French Gray color will be used for the metal along the top of <br />the building. In addition to the landscaping, they will create an outdoor courtyard area for the <br />guests to use. Sandstone pavers will be installed along with a pergola on the patio. A barbeque <br />pit and a gas fire pit will be installed. Low-light bollards will be installed along the perimeter of <br />the patio. The pergola will have sconces that match the sconces on the building entrances. Mr. <br />Rerko asked if the EIFS near the ground could be a different material due to maintenance <br />concerns. Ms. McDonnell stated that the brand standards show a continuous look from parapet to <br />base. She added that the building was designed to support EIFS so they have elected to install <br />EIFS and maintain it as necessary. Mr. Rerko said the decision is up to the designers. Mr. <br />Malone was concerned that arborvitae and boxwood would be damaged by salt spray. He <br />suggested using burning bushes and ornamental grasses instead to improve aesthetics and they <br />would require lower maintenance. Ms. Nader clarified that the C-3 color shown in the plans <br />would be used on the metal pieces along the top. Ms. Wenger asked that the legend on the color <br />schedule be updated. <br />Mr. Malone clarified that an additional sign will be on the west side of the building. Mr. Patel <br />stated that the channel-letter signs will be installed on the bigger walls of the building. Mr. Rerko <br />stated that the amount of requested signage does not look overwhelming in relation to the <br />building, Mr. Malone agreed. Mr. Malone added that the building's location makes it difficult to <br />see so the extra signage would be needed. <br />Mr. Malone moved, seconded by Mr. Rerko, to recommend tlae BZBA approve the <br />following variances as amended for 16-6591; La Quinta Inn & Suites; 25105 Countay Club <br />Blvd.: <br />1. A 411 square foot variance for total signage; code permits 167 square feet, applicant <br />shodvs 578 square feet of signage, Section 1163.25(b). <br />2. A variance for 4 wall signs, Section 1163.28. <br />3. A 2.5 ft. variance for sign height for two wall signs; code permits 4 ft. high wall signs, <br />applicant shows two 6.5 ft. high signs, Section 1163.28(c). <br />IO'Iotion passed 7-0. <br />Mr. Anderson moved, seconded by Mr. Rerko, to approve the development plan for 16- <br />6591; La Quinta Inn & Suites; 25105 Country Club Blvd with the following condition: <br />1.
