Mr. Papotto moved, seconded by Mr. Allain, to grant as written 16-5415; Andy & Lisa <br />Morales; 5113 Park Lane to build a 6 foot high board on board fence with the following <br />variances: <br />1. A variance for a 6 ft. high fence located on a corner lot within the front building setback <br />of the abutting lot on the side street; eode does not allow, applicant shows a 6 ft. high <br />fence on a corner lot within the front building setback of the abutting lot, Section <br />1135.02(f)(2). <br />2. A variance for a board on board fence in the front building setback; code permits a <br />50% open fence, applicant shows a solid board on board fence, Section 1135.02(f)(1). <br />3. A 42 in. variance for a 6 ft. high board on board fence in the front building setback; <br />code permits 30 in., applicant shows 72 in., Section 1135.02(f)(1). <br />Motion denied 1-4, Mr. Papotto voted yes. <br />16-5423; R.J. Musat; 6180 Barton Road <br />Representatives: R.J. Musat, owner; Greg Noeth, architect <br />Proposal consists of a new pole barn. The following variance is requested: <br />1. A 340 sq. ft. variance for the maximum size of an accessory storage building; code permits <br />300 sq. ft., applicant shows 640 sq. ft., Section 1135.02(d)(1). <br />Note: Property is 58,300 square feet. <br />Ms. Wenger stated that the zoning is One Family Residence B. The applicant was previously <br />denied a variance for an 880 square foot accessory structure (a variance of 580 square feet). The <br />proposed barn building is now 640 square feet. The reduction in total square footage is 27%. An <br />existing detached garage on the site will remain. An existing aluminum shed on the site will be <br />removed. Mr. Musat stated that the placement of the proposed building would be more than 200 <br />feet from the front of the property and 400 feet from the back property line. He described the <br />small amount of storage available in his home and the need for the loft storage area in the <br />proposed building. He added that the extra storage in the building would increase the value of the <br />property since the house has limited amounts of storage. The lower level would be used to store <br />lawn maintenance equipment and a wood shop. He pointed out that the building would be less <br />than 1% of his entire property and total lot coverage would be 3.3% including the house and <br />garage. Mr. Noeth pointed out that sample wood shop layouts were submitted, which showed the <br />need for so much room. The overhang from the previous submittal was removed. Mr. Allain <br />clarified that the building would not be used for commercial purposes. Mr. Musat said he already <br />owns many of the workshop equipment that is currently stored in the shed. Mr. Allain pointed <br />out the large reduction of size, did not think it would look too large in relation to the abutting <br />properties, and believed he proved the need for storage. Mr. Raig pointed out the close proximity <br />to commercial property. <br />Mr. Allain moved, seconded by Ms. Sabo, to grant as written 16-5423; R.J.
