parking lot near the northeast corner of the building, consisting of a concrete slab surrounded by <br />a 6 foot white vinyl fence. New landscaping and screening is proposed. A new landscape bed is <br />shown near the northwest corner of the building addition. The new concrete island in the <br />expanded parking area will contain new boxwood and hosta plantings at each end. Eight <br />evergreen trees will be relocated from the current northern edge of the parking lot to the new <br />northern edge, with eight new viburnum shrubs to be planted between these relocated trees. <br />Regarding screening, eight new arborvitaes and viburnum shrubs will provide screening along <br />the northeastern property line. Landscaping irrigation is not required. Parking will be expanded <br />to the north, keeping the total parking count to 212 spaces. Continuous curbing is indicated to <br />match existing. Front yard parking setbacks have not been indicated, but the lot edge appears to <br />meet the 12 foot setback previously granted by the Board of Zoning Appeals. A 10 foot, 2 inch <br />rear parking setback variance is required for the paxking lot expansion. Code requires a 20 foot <br />setback and the applicant shows 9 feet, 10 inches. Two existing light poles axe shown to be <br />relocated to the new concrete island in the expanded paxking area. The applicant has indicated <br />that the two relocated light poles will be re-lamped, with the other existing poles to remain <br />unchanged. A revised photometric plan has been submitted showing point-by-point light <br />calculations to the property edges. Signage was not included as part of this development plan and <br />will be will be submitted separately at a future date. <br />Mr. DiFranco asked that an updated topographic survey be submitted with the permit plans and <br />stormwater management needs to be submitted to comply with code. Mr. Swidrak brought <br />material samples. The proposed setbacks are intended to align with the existing setbacks. <br />Extending the parking lot would allow them to keep the number of spaces they currently have. <br />Mr. Rerko was concerned about access. Mr. Swidrak said the Fire Chief took the largest truck to <br />the site to ensure accessibility was maintained. Mr. Swidrak stated an outdoor seating area will <br />not be installed due to its proximity to the neighbors. The seeded lawn area could be used as a <br />gathering area if needed and would be screened by four blue point junipers. The eastern <br />buffering was meant to replicate the current landscaping. Mr. Rerko asked that evergreens be <br />added east of the new addition and along the parking area to fill in the gaps. Mr. Malone believed <br />that the notation to relocate the trees along the northern boundary is impractical since most of <br />them probably would not survive. He suggested replacing the trees along the northern boundary <br />with like number of Norway spruces. Corkscrew willows and deciduous trees can be replaced <br />with two-inch caliper or more. Mr. Malone clarified that the mounding would not be installed. <br />Mr. Malone questioned the different landscape island plantings, Mr. Swidrak stated that there <br />would be six ornamental grasses in the western island and four burning bushes in the eastern <br />island. The boxwood botanical name needs to be corrected, Mr. Malone suggested the buxus <br />microphylla japonica (winter gem boxwood). The vibernum notation needs to be corrected, <br />suggested burkwoodii, dentatum or carlesii for screening. In the planting descriptions, both tree <br />plantings should read "plant so top of root ball is even with finished grade and root flare remains <br />exposed." Mr. Malone questioned the brush that has grown along the eastern property line which <br />creates a buffer for the neighbors. The applicant plans to leave the scrub to help increase <br />buffering. Ms. Nader clarified that the grade would not be changed, Mr. Swidrak stated that the <br />grading has not been determined yet. Ms. Nader clarified that the dumpster enclosure vinyl fence <br />will be big enough to house a four to six yard dumpster. Mr. Matthews asked about the lighting <br />fixtures and material samples. The lighting fixtures will have metal halide inside and the current <br />lights will be relamped. The glazing will have a quarter-inch tint on the interior glass. The cast
