required for the southern property line; code requires ten feet and the applicant shows zero feet. <br />A five-foot parking setback variance is required for the eastern property line; code requires ten <br />feet and the applicant shows five feet. The applicant is proposing 14 spaces where code requires <br />20. An additional 12 vehicles could be accommodated at the pump islands. If the Commission <br />believes it to be appropriate, these spaces can be included to meet the code requirement. All <br />lighting is code-compliant as shown. The applicant has submitted revised sign information since <br />the initial application materials were received. The applicant proposes the installation of one wall <br />sign on the west elevation directly above the main entrance. This sign is code-compliant. Three <br />canopy signs are proposed on the gas island canopy. The proposed signage will require a <br />variance for sign quantity; one sign is permitted and three are shown. Additional variances are <br />required permitting sign extension above the top of the canopy and projection from the canopy. <br />An existing ground sign currently exists on the site and will remain. <br />Mr. Turner reviewed the project. He felt that there was limited space south of the building so <br />they were unable to accommodate much parking on that side. The existing sign on the corner <br />will remain. A spandrel glass window has been added on the north side of the building. The <br />existing yard lights will be relocated. The current LED lights in the canopy will be replaced with <br />new fixtures. <br />Mr. Rerko clarified that the north window will be the only one with spandrel glass. The gutters <br />will be connected underground to the storm sewer. The cooler condensers will be located behind <br />the dumpster. Mr. Rerko was concerned that light pole #6 shown on the north elevation would be <br />distracting if someone was driving around the corner. Mr. Turner proposed moving the fixture <br />ten feet into the lot to prevent light from spilling into the street. Mr. Rerko stated that he liked <br />proposed sign and had no comments on the parking. Mr. Malone agreed with the variance for <br />signage. He wanted to see more extensive landscaping in the plans. He suggested more plants, <br />with a mix of flowering deciduous plants, evergreens and plants that will be visible in the winter. <br />The quantity of plants in the eastern landscape bed should be doubled. The bed along Great <br />Northern Boulevard is the best and can be mimicked in the central area. These landscaping <br />changes can be approved administratively. Ms. Nader pointed out the spillage onto the <br />neighbor's property along the western boundary. She agreed with Mr. Rerko about moving the <br />light pole south. Ms. Nader believed the canopy parking area can be included in the calculations <br />so a variance would not be needed. She confirmed with Mr. Turner that a limestone cap will be <br />installed on the dumpster enclosure. <br />Mark Weston, NOFD, wanted fencing installed along the southeast corner of the property due to <br />accidents involving the neighboring retaining wall. Discussion about the fencing and where it <br />should stop. Mr. Malone suggested extending the fencing two parking spaces along the southern <br />property line and end by the neighbor's property. The fencing will be board on board and will be <br />six feet tall. <br />Mr. Malone moved, seconded by Mr. Rerko, to recommend the following variances for <br />approva117-7888; True North; 25199 Lorain Road: <br />1. 10 ft. variance for southern property line parking setback, code requires 10 ft., <br />applicant shows 0 ft. <br />2. 5 ft. variance along the eastern property line, code requires 10 ft., applicant shows 5 ft.
