should be permitted in B-2. Ms. Nader added that the medical and dental laboratory is listed as a <br />conditional use in B-2 already, so development and laboratory testing would be similar uses. She <br />believed the parcels close to Giant Eagle should remain B-3, but if someone wanted them <br />rezoned, they would come before Planning and Design Commission again. <br />Mr. Schumann asked who owned the parcels by Giant Eagle and asked if it could be developed. <br />Ms. Wenger said the parcels were shown commercial consistent with current zoning. She said <br />that to zone the parcels multiple residence, it would need to be voted on by all of the residents, as <br />required by the City Charter. He agreed with adding the conditional uses in B-2 and with the <br />Home Depot conditional use issue. Mr. Schmidt stated that the rental yard has equipment outside <br />and an area where the equipment is serviced, but is still classified as a rental use. Mr. Malone <br />believed the use fit into the office/service category. Ms. Wenger suggested adding wording for <br />equipment rental into the office category including landscaping and tree removal companies. <br />Mr. Patton said he grew up in North Olmsted and now lives here with his family. He believed <br />that the City should be thankful for Ms. Wenger, the Law Department and other members for the <br />work they have put into the project since it will be beneficial for the entire community. <br />Mr. Schumann added that there may be more amendments to the zoning code update while it is <br />with Council for approval and at the public hearing. He pointed out the qualifications and <br />experience of the commissioners and the other individuals who helped with the zoning update. <br />Ms. Nader.moved, seconded by Mr. Malone, to recommend that City Council approve the <br />Zoning Code update and Zoning Map update with the following amendments: <br />• Parcels 231-33-021, 233-12-001, 234-01-010, 234-03-001, 234-03-002, 234-03-003, 234- <br />03-004, 234-03-005, 234-03-013, 234-03-011, 234-03-014, 234-09-007, 234-09-010, 234-09- <br />011, 234-10-001, 234-10-002, 234-10-003, 234-10-008, 234-10-009, 237-10-002, and 237- <br />10-028 are be included on the rezoning map as described in the minutes, <br />• Health and fitness clubs be added as a conditional use in B-2, <br />• Development and laboratory testing facilities be added as a conditional use in B-2, <br />• Convention, trade show, meeting facilities be added as a conditional in B-2, and <br />• Equipment rental be added as a conditional use in B-2. <br />Motion passed 6-0. <br />ADJOURNMENT <br />With further business the meeting adjourned at 8:43 pm. <br />? <br />.? <br />Greg one, Chair Nicole Rambo-Ackerman, Administrative <br />Assistant <br />3 ? ? <br />Approve
