includes quantities of plant materials. The existing plants that will remain have not been
specified as requested. Dumpster enclosure details have been provided. There will be a 6-foot
high vinyl fence surrounding the dumpster. Signage will be submitted separately by the tenant.
References to conceptual signage remain on the site plan and building elevations.
Mr. Crook reviewed the color changes and pointed out that the existing cracks in the EIFS will
be repaired. Mr. Rerko liked the new color scheme and asked how the cracks will be corrected.
Mr. Crook stated that the south side EIFS will be completely replaced and after other areas are
corrected, a new skim coat will be put on. Mr. Malone pointed out that the plants shown on the
north side of the building need to be corrected to show dwarf barberry as indicated on the
supplemental letter. The existing tree shown on the west side of the building needs to be replaced
with another coral burst crabapple since it is severely damaged. The landscape bed on the west
side of the building would be barren in the winter, so Mr. Malone suggested mimicking the
plantings in the entryway. Mr. Crook verified that the bow windows and garage door in the back
of the building will be removed. Mr. Crook stated that the landscape bed on the south side of the
building will be monitored since irrigation would not be installed in that area. Mr. Malone
approved of that since it is a small bed. In the shrub detail, the second notation has no detail at
right, which needs to be modified. "Backfill shall not cover root ball more than .5 inch," needs to
be changed to "leave root flare exposed." In the tree planting detail, "leave root flare exposed"
needs to be added. In the planting tree and shrub specifications, "leave root flare exposed" needs
to be added to note 6. In general notes, note 8 needs to have approval by the Planning and
Development Director added. Note 11 needs to have "leave root flare exposed" added.
Mr. Malone moved, seconded by Mr. Anderson, to approve the development plan for 16-
7391; University Hospital Medical Office; 26127 Lorain Road, conditioned upon Mr.
Malone's landscape comments as stated in the minutes being incorporated into the
approved plans. Motion passed 6-0.
ADJOURNMENT
Mr. Malone moved, seconded by Mr: Anderson, to excuse Mr. Patton, motion passed 6-0.
Wit ?o further business the meeting adjourned at 7:25 pm.
Greg Malo e, Chair Nicole Rambo-Ackerman, Administrative
Assistant
2-u I
Appr ved
