Limited Industry District <br />6. Household and maintenance services, dry cleaning and laundry, dyeing, rug cleaning, <br />janitorial and maintenance services; <br />7. Monument works; <br />8. Bulk storage or warehouses for such material as building materials, contractors' <br />equipment, fabrics, feed, furniture, machinery, materials other than scrap or junk, paint, <br />pipe, rubber, shop or store supplies provided there shall be no storage of discarded or <br />salvage articles or of any material outside of buildings; <br />9. Public storage establishments; <br />10. Dog and/or cat kennels; provided, however, that no part of any building so used may be <br />located within 700 feet from any dwelling in the City; and that the total number of animals <br />within any buildings so used may not exceed 50 per acre of the lot upon which said <br />buildings are located; and <br />11. Recycling facilities and recycling collection centers provided all operations, storage and <br />other business activities must be conducted completely indoors. <br />F. Accessory Uses. The following accessory uses may be permitted in a Limited Industry <br />District. <br />1. Retail sales directly related and incidental to a main use permitted in Subsections A <br />through E above and limited to ten percent (10%) of total floor area. <br />G. Similar Uses. Uses not listed above may be permitted if a determination of similar use is <br />made by the Planning and Development Director in accordance with Secfion 1117.03.C. <br />H. Prohibited Uses. The following uses are expressly prohibited in a Limited Industry District. <br />1. Medical marijuana cultivation, processing and dispensing facilities. <br />Section 1145.03 Spatial Requirements <br />A. Minimurvi i4rea and VVidth. Lots in Limited Industry Districts shall meet minimum area and <br />width requirements. New lots shall only be created in conformance with these requirements. <br />1. Lot Area. Minimum lot area shall be one (1) acre. <br />2. Lot Width. Minimum lot width shall be 200 feet. <br />B. Required Yards. Yards shall be provided for every main and accessory building in a Limited <br />Industry District in accordance with the requirements of Table 1145.03-1: <br />.. 0 <br />Setback Type . <br />Lot Type <br />Main Building or l9se <br />Parking <br />Street ROW Line Fronting Lorain Road 100 ft. 50 ft. <br />Setback Fronting Industrial Road 50 ft. 50 ft. <br /> Adjoining Residential District 100 ft. 30 ft. <br />Side Lot Line <br />Setback <br />Adjoining Nonresidential District <br />20 ft. <br />10 ft. <br /> Corner Lot, along the side street 50 ft. 25 ft. <br />Rear Lot Line Adjoining Residential District 100 ft. 30 ft. <br />Setback Adjoining Nonresidential District 50 ft. 10 ft. <br />C. nllaximurn Fleight and Lot Coverage. All structures shall conform to maximum limits with <br />respect to height of buildings and extent of lot coverage. <br />1. Heiqht. Permitted structures shall not exceed 35 feet in height.
