1 <br />BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES FOR THE MEETING OF DECEMBER 4, 2017 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:00 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Michael Raig, Bob Papotto, Ralph Mackey, Eric Allain <br />Staff: Law Director Michael Gareau, Jr., Assistant Building Commissioner Dan Russell, Planner <br />James Aspery <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by Mr. Mackey, to approve the Building & Zoning Board of <br />Appeals minutes of November 6, 2017, motion passed 4-0. <br />RESIDENTIAL REQUESTS <br />17-10301; Robert & Cindv Almadv; 3946 Shellev Drive <br />Representatives: Robert and Cindy Almady, Owners <br />Proposal consists of a new home. The property is zoned One Family Residence A. The following <br />variances are requested: <br />1. A 6.67 ft. variance for front yard setback; code requires 50 ft., applicant shows 43.33 ft., <br />Section 1135.06(a). <br />2. A 7.1 ft. variance for rear yard setback; code requires 50 ft., applicant shows 42.90 ft., <br />Section 1135.06(d). <br />Mr. Aspery stated that after revising their request from last month's meeting, the applicant is <br />now requesting two setback variances for the construction of a new single-story home on the <br />vacant parcel: a front yard setback variance of 6.67 feet and a rear yard setback of 7.1 feet. Code <br />requires a front and rear yard setback of no less than 50 feet per yard. Ms. Almady explained <br />how the revised plans show the proposed home more in line with her neighbor's. house in <br />response to comments from last month's meeting. She presented a letter from her neighbor at <br />3934 Shelley Drive for submission into the case record. Mr. Papotto and Mr. Allain commented <br />that the revised plans appear to adequately address concerns from the November meeting. <br />Mr. Allain moved, seconded by Mr. Papotto, to grant the following variances for 17-10301; <br />Robert & Cindy Almady; 3946 Shelley Drive: <br />1. A 6.67 ft. variance for front yard setback; code requires 50 ft., applicant shows 43.33 ft., <br />Section 1135.06(a). <br />2.
