Board that that variances were previously granted at their May 15, 2017 special meeting to <br />address excessive building sign area, overall sign quantity and sign height. Two of these variance <br />types, total building sign area and total building sign quantity, are being sought again to <br />accommodate a fifth sign on the building. In addition to exceeding the allowable building <br />quantity previously granted per the second variance, this sign will require additional sign area <br />allotment per the first variance. <br />Mr. Petro expressed his intent to update the University Hospitals building to reflect the updated <br />services offered in the facility. Mr. Papotto confirmed with Mr. Petro that while the elevation <br />rendering may not be an exact reflection of the current condition of the building, the overall sign <br />and building dimensions are accurate. Mr. Petro confirmed that no more signs are planned to be <br />added to the building. Mr. Mackey expressed his approval of the sign to balance out the fagade <br />and provide information on the valuable service provided within. Mr. Raig and Mr. Gareau <br />confirmed once more that the elevation imagery is not accurate, but the building and sign <br />dimensions are correct. <br />Mr. Allain moved, seconded by Mr. Papotto, to grant the following variances for 17-10225; <br />University Hospitals; 26127 Lorain Road: <br />1. A 46.62 sq. ft. variance for total sign area permitted on a building; the building is <br />allowed 227 sq. ft., applicant shows 273.62 sq. ft., Section 1163.25(b). <br />2. A variance for 1 additional wall sign on a building; the building is permitted 4, <br />applicant shows 5, Section 1163.28(a). <br />17-10315; BEK Develoners; 26532 Lorain Road <br />Representative: Lou Belknap, Agile Sign & Lighting Maintenance, 35280 Lakeland Boulevaxd, <br />Eastlake OH 44095 <br />Proposal consists of a new monument sign for the Babies R Us plaza. The property is zoned B-4 <br />Mixed-use Business. The following variance is requested: <br />1. A 94.27 sq. ft. variance for maximum sign area per lot; the property is permitted 626.15 sq. <br />ft., applicant shows 720.42 sq. ft., Section 1163.25(A). <br />Mr. Aspery stated that he applicant is proposing to install a new multitenant ground sign to <br />replace the existing multitenant sign at 26532 Lorain Road. The variance requested pertains to <br />the overall sign area allowed on a lot- this includes the sum of all wall, ground and canopy sign <br />area on the parcel. Based on the existing sign area currently installed on the site, a variance <br />would be required to permit any increase in sign area for the lot; based on existing signage, the <br />total sign area for the lot is already over the limit by 57.48 square feet. The proposed multi- <br />tenant sign adds to the sign area overage by an additiona136.79 square feet, bringing it to the <br />94.27 square feet that is requested. Mr. Aspery continued by clarifying that the proposed multi- <br />tenant sign is otherwise code-compliant in terms of size, location and setbacks, but is running <br />into an issue with the 626.15 square feet of total sign area previously granted at the August 7th, <br />2003 BZBA meeting. <br />Mr. Belknap explained the need for a larger multitenant ground sign to accommodate higher <br />visibility for tenants and explained the issue of no remaining sign area left for the lot. He <br />specifically cited the 450.81 square foot Babies R Us wall sign as a main reason for the sign area <br />6
